  • Faucets: All the bedroom toilets will be single lever concealed diverters CP finish, heavy body metal fittings of QUEO/VITRA or equivalent make. Provision for hot water connection shall be provided for overhead showers in all toilets.
  •  Wall-mounted single-lever faucet of QUEO / VITRA or equivalent make will be provided for the washbasins, kitchen and utility area sink.
  • Plumbing: All water supply lines shall be in ISI-marked CPVC pipes. Drainage lines and stormwater drain pipes shall be in PVC. Cockroach traps of CHILLI or equivalent make shall be provided as gratings for all necessary locations. Health Faucets of QUEO/GROHE or equivalent make shall be provided near EWC in all the toilets.
  •  Stainless Steel Sink bowl with drainboard of make REGINOX/NIRALI or equivalent make shall be provided for the kitchen, and stainless steel sink without drain board shall be provided for the utility areas.

Doors & Windows

  • Main door frame and shutter shall be of seasoned teak wood. Outer and Inner faces to be PU coated and finished per the Architect's design.
  •  Entrance door shall have hardware such as Magic Eye, Door Closer, Door Stopper and a Biometric lock from YALE /IKIN or equivalent make.
  • All internal door frames shall be Prehung Flush Doors with Veneer Finish for bedrooms and Laminated Finish for bathrooms.
  • Hardware: All hardware for bedroom doors shall include tower bolts, magnetic catcher/doorstoppers and ball bearing hinges. Locks shall be mortise of YALE / DORSET make or equivalent.
  • Window shutters: Prefabricated colour powder-coated aluminium sliding shutters by HINDALCO or equivalent make. One pane of Insect screen shall be provided in each window.

Electrical

  • Concealed copper wiring using POLYCAB / HAVELLS or equivalent make cables with modular plate switches. Centralized cabling system for all electrical and communication requirements.
  • Wiring shall be done for lighting, 6Amps, 16 Amps and AC points in the apartment.
  • Switches: All switches shall be L&T / SCHNEIDER or equivalent make.
  •  Generator: Power backup will be provided for all common services, light points, 6A sockets, and refrigerator points. (Air conditioning, Geyser, and other 16 Amps points will not be considered for power backup.)
  • Light fixtures for the Common areas, external areas, apartment balconies and the entrance door of the individual apartments shall be provided.
  • All light fixtures shall be of PHILIPS/WIPRO or equivalent make.
  • Adequate ELCB and MCB shall be provided in each apartment of L&T/SCHNEIDER or equivalent make. Provision for the GEYSER points shall be provided for all toilets.
  • Communication piping and box fixing for Living/Dining and all bedrooms.
  • Cabling for TV, Internet and Telephone with 6A sockets in Living/Dining and Master Bedroom.

Paint Finishes:

  •  Premium emulsion paint shall be applied to the ceiling of the apartments.
  • Internal Walls: Acrylic or cement-based Putty and Primer with Royal/Premium emulsion paint.
  • External Walls: ULTIMA / APEX exterior grade emulsion/texture paint.

 Elevators

  •  Elevators: High-Speed lift shall be provided as per the Gout. norms in each core with automatic doors & SS brush finish of MITSUBISHI/FUJITECH or equivalent make.
  • ARD (Automatic Rescue Device) shall be installed in the passenger lift as a premium feature.
