Q: Hi - does anyone know the construction status. I booked my flat in Aug 2009 and have not heard any news till now - They kept saying there is a boulder that was found on site - There is some approval pending etc. Have no clarity on whats going on. Concerned this might be a ghost town.
The EMIs have been started and rents have gone high and the builder demanding all the hidden charges (Service TAX and VAT) all of a sudden. I’m losing patience since they always fail to keep their word ‘bout possession. Now the recent demand of 5% MAVT (as my registration was done on 2009) was really frustrating. It's really hard to make such an arrangement in such a stipulated time. Did anyone pay the MVAT? Friends, I think we should really take it serious and take some initiatives, so that we shouldn't lose our money and at the same time get a good product on time. What to say?

But when I asked them 'bout the OC (Occupancy certificate) and Completion certificate they said they have applied for OC and will be getting that in next 6 months as that is the standard waiting period. But I'm sure it may take longer. So they said they will be giving the FIT-OUT possession in phased manner but without OC and that time they will be demanding the remaining possession amount with the society and other charges. When I questioned that how come they can demand possession amount without the OC, they said it is like that only and it is not the actual possession but the FIT-OUT possession. That means even though they hand over us the keys we cannot officially stay there as we don't have OC. Whenever I ask them ‘bout my compensation for the delay they just end up saying these magic words “we'll follow as mentioned in the agreement”. I’m quite sure they’re not going to compensate us and we’ve to fight for this.
Hi Guys, I've booked my Flat in IGNIS (E) in Aug 2009 and registration was done in Oct2009. I'm a regular visitor to the site for the construction update. My last visit was on April 2012 during the launch of the phase-II (so called LODHA DAWN). But it was strange to find that it's nothing but the CASA UNIVIS project only. When I revisited the Boucher of CASA UNIVIS I found that they removed 2 clusters from CASA UNIVIS and renamed it as LODHA DAWN thereby increasing rates. Regarding the IGNIS update (as per my last visit on Apr2012), the D, E and F wings have been completed externally. I visited the 15th floor of my flat and found that the internal works are pending. According to them they are saying D wing will get the possession first followed by E and F. They were saying that possession will start from July end onwards for which they have sent a letter and will be in a phased manner.
Recently i have talked to customer care and they told me very soon (july2012) i will get possesion of Ignis D,E and F buildings.According to them this will be fit out possesion without OC from TMC( which is illegal) and also i was ordered to pay 5% MVAT at the rate of agreement value. Hell is the builder and their customer care but the sales team is behind us to give some references for boosting sales.How we can make fool some of our friends introducing them to lodha cheat.
I have booked an apartment at Ignis E & paid all but the amount due on posession.I was recently informed in writing by CS that the posession has been delayed by 3 months.Is this possible ?
I have booked a flat in IGNIS-C wing in May 2009. The status as of 29th March 2011 is: wings D-E-F have reached all 18 floors (internal work remaining), A to 12/13th floor, B to 5/6th and C wing at podium level – the most sufferer. No work was in progress. Reportedly it is because of delay in approvals from municipality. Shortage of sand may play role as well in delay to some extent. It is learnt that other builders are also more or less affected.
It is very obvious from the blogs that the Casa Univis owners are under very much stress. But only airing the complaints would not serve the purpose. Builder would sound to be very much indifferent from owners’ perspective as he may not respond to owners’ satisfaction.

I have visited the Casa IGNIS site & Lodha office on 24th Mar, Construction work on hold , CS only replying that will take 2-3 months but no surety also , If anyone have updated info. kindly pls inform.
I contacted Lodha Customer service on March 23rd, 2011. I was told that there is an on going dispute/litigation with the previous owner for the land of the Ignis towers. Construction has stopped, and according to CS might take about 3 months to resolve.
Managed to talk to LODHA Customer Sale representative yesterday. No update on NOC. I was told that TMC is scrutinizing papers very carefully and there is no ETA on IGNIS A, B & C towers.
Raj - Thanks for the information. I have booked my flat in IGNIS A wing back in Oct 2010. The sales team is not requesting any payments as they have some paperwork pending. I have made roughly 15% payment. Sales Team is not initiating the registration or stampduty process because of the same pending paperwork. Anyone having flat in IGNIS A wing?
My brother-in-law, visited the site a week ago and Indrajit is correct. Ignis cluster is well into the advanced stages and contstruction activity is in full swing. Ignis cluster execpt of couple of the towers should be competed by 6 to 7 months with possession starting in July-October 2011.
Those of us who did not get loans have also paid up almost all the payemtns execpt for the possession instalment. This would not have been the case if the construction would not have reached the stage where the payments are due.
Hi Indrajit, my in-law's visited 2 weeks back and informed me that there has no progress since Oct 2010. Are you sure you are talking about the CASA UNIVIS IGNIS CLUSTER?
I am following-up with Anjali (Customer Support) regularly and based on her last reply - some paperwork is still pending and hence the delay in initiating the Stamp Duty/Registration process.
the IGNIS construction is in a relatively advanced stage. Most of the towers have gone upto the top floor except E and F where a couple of floors are still being constructed. some internal brickwork has started. They have also made one flat ready on the 3rd floor at IGNIS E for people to see. The construction is going on for the other towers as well. Overall I could see a lot of construction activity though they are still silent on the CC+NOC for the 7th floor and upwards.
