Q: Heard that this builder is not keen in finishing this project and providing aminities to the Phase I residents.. Is it true ?? Was interested in the project, but seeing the slow progress for years, we are confused..

Any comments appreciated.

oh god, i went to the site yesterday and i actually liked the project, especially the lesser number of apartment, enough space between the blocks. But after reading all your comments, i really feel bad and decided not to buy the flat. If all is true, Saravanan will definitely would go to hell and his entire family would suffer from his sin. God will give enough punishment to him

It is a nightmare to visit the site again. They are not comming down on negotiation because, the builder is not keen. Any builde will try to finsih projects and move on. This Saravanan seems not keen on that. He is playing around with others money and happiness....

STP is spared from club membership ? Cannot find that cause from my friends sale deed. If the builder thinks to do so, the owners can literally beat him out of the compound. A skipping rope is the answer for your power gym. very well told...Its a terrible scene now there as one road is being laid, the cars are parked on the other lane. half a ton of metal rods and other things are lying around. The residents there now are having a very good patience. How investors gets tenants in such a campus ? Go and see the site after sun sets.. no proper lighting and its terrifying...

The roads are being laid... but see the space between blocks ? Behind the blocks ? Still in a terrible condition... My friend was telling that the workers pee all around and they are pissed off with the culture of workers... There is no consistant plumber, electrician or painter...

Hi, One of my friend is living there and few more were interested. So I have been there atleast a dozen times. The owners there hesitates to talk about Mr. Saravanan of Aandavar Homes. They prefer not to increase their mercury levels.. What I dont understand is the sudden purge of comments now a days. I think those who were monitoring the Phase II progess have realised what is going to happen ! June 2013 he cannot even complete 80%. I dont understand, who ever booked the phase II, never asked of play area, stp and other things ? Cant they see how phase I is done ? Its total bull shit. Just seeing the masonary floor and style and candid words by builder, you guys want to flush your money ?

I visited this community last month. The cost was high and I was not impressed with the way work was progressing.
Have the builder told the current owners that the STP will consume a part of the 1Lakh they paid for club membership ? ? And they all agreed ??? How come ?
Club membership is for the amneties provided and the balance comming shall be deposited to maintain the same. STP is purely a bonus the builders project so that numerous septic tanks wont spoil the ground water !

I can't just believe that builder juices out the owners for STP from club membership ! I would say, not to have STP.. drain the sewage tank once in a week. Still cheaper.. Ask him to invest the 1L per head on amenities... If he provides STP as bonus, well and good.

Have to think twice before deciding now. Any other prospective buyers here ? please furnish details / mail ids... we need to talk to the association / exisitng residents before we commit any advance...

After seeing site itself, I was half minded as the way workers are keeping the surroundings.. I got my car tire flat after getting out of that compound... What can such a builder - Aandavar Home creators - can promise ?

The residents should go to consumer court. If he have shown purambokku and committed, even if verbally, they can bargain on the 1L he collects for club membership. Because, club membership is not for STP. It is purely applicable for recreational facilities. if 80 flats are there, he should hand over all the bills and purchase details of all these !!! Also the association should be a part of negotiating and selecting items. I feel that he have projected STP as a major expenditure on the 1L collected per flat. It is absolute nonsense... STP is his commitment on the layout and sale deed.
Gosh.. you need club membership to process your shit in the community ?? Wake up owners,,, meet a good lawyer!

Genuine buyers for Phase II - beware ! Tomorrow your courtyard will be in the same condition.
Fraud builder. His arrogance itself is a proof when you dig into details. You pay sparing your sweat and blood and he just feels that he is giving things out FREE.

Why the builder is not serious about the over all cleanliness ? See the goddamn space behing / between each block of phase 1 ! He thinks the buyers for Phase 2 will not notice these things or what ? Any fat pockets booked in Phase 2 so far ?

Have the builder laid out any budget on various amneties he offered ?
Like
STP - What is the price including installation ?
Out door activities - Cost of items including installation ?
GYM - Brand and what and all he is going to provide ?
Indoor games - What indoor games he is planning to provide ?

I think the residents should be more worried about throwing the builder out of the compund rather than encouraging him on sticking around !

He doesnt even have a proper road plan. No master plan for this layout ! I bet, we asked for the same and in what he gave, no park, no play area, STP not marked, GYM not identified, Indoor game rooms not identified and what not more ? He only know to shit on the wall if you ask plan and he knows further to scrape it through out the wall if you ask details. only candy dialouge he knows is "believe me sir".

Hello, We have visited this site few times and is so bad to see the same condition for years. The builder shows a smiling face and was telling me that lot of out door activities like jogging track, badminton court, park, kids play area... and a power GYM, Indoor games.... 3 Years since people are living, keep away the indoor games, but atleast a safe and clean outdoors of the completed phase I - ?
A total of 84L is going to the builders pocket. An STP will cost 15 - 20 L. Take a max of 30L. Will he provide soome thing for 50L ? atleast 1500sqft of indoor ? if he charges another 40L for that, then with 10L what indoor stuff and outdoor stuff he is going to give?
Have any new buyer seen details of what he is going to provide ?

Residents are not clear..

Hello,
I was interested in the property Sadagopan Enclave, by Aandavar Home Creators because of the open area found there and the icy commitments of the builder. I was initially looking in Phase I. But I couldn't find a professional approach by the builder. There was around 10 families living in Phase I they it seemed like they were living in free appartments from govt. When Phase II started, I revisited and its the same pathetic condition. Its a pity that the builder is not worried about completing the Phase I atleast decently and demonstrate his ability and vision on the project. I feel that he is making enough money out of others pocket.
Also understood that he is arrogant to the residents on their views and comments.

I am very sure that who ever youngsters have bought there is expecting the play area, gym and other recreations Mr. Saravanan have offered can be used by thier grand children. the pace of construction doesnt seem to commit anything faster than that !

I am a Civil engineer. I have visited your locality few months back I could see your comunity in Nanmangalam which is awesome, such a good locality. Based on my experience I can say the construction which your builder doing is poor, the material used for construction is not up to mark. While enquiring about the construction the people staying away from Sadagopan Enclave says this construction is going for more than 5 years, I feel personally this is not a good sign for a good builder to construct a small community for quite long years. I would suggest the home seekers not to login in to this community. Looks the commitment given by the builder is not been satisfied.

Tell me some thing simple, How the blocks are identified ?? Even that is missing. Any road maps? The builder is a son of a bitch and he just visits the site once a week, sits in the ac room peacefully, throws some bones to workes n keep going.

You want to live inside - may be just seeing the open area available.... Go and ask builder where is the park ? where is the Gym ? Where is the indoor games ? Ask him the plan for all those ! You will get a white paper in return.

Phase II construction quality is very very bad. Be very careful and negotiate to your best to 3100/- (which is still high).

Heard he suggested "gootti" ground for kids.. already enough pits are there... But how will he afford to get atleast 80 'gootti's for all residents.. He have money for that ?

No lighting on terrace.
No Water taps and cloth washing facility on terrace.
No water taps or vehicle washing facility for any blocks.
You can see stray workers roaming around in late evenings.
No residents are aware on completion date / project plan.
No proper trenching for EB cables and ground water preservation.
No technically competent employee.

There is a builder who thinks he a jack for all trades and executes work as and when he likes on a totally unplanned manner.

Look into the over head tanks and most of them are leaking.
Look into the bore pump provided, cheap pumps which will burn out in a couple of years.
Look into the windows and you can find gaps so big for a lizard to enter. Screw your airconditioner.
Poritco tiles and tiles in the stairs are so worse that seems like a 25 year old building.
Work materials are scattered all around the place and not safe for adults / kids / vehicles.
No proper cabling for telephones / cable TV. every thing is taken through windows.
Main door of many flats are so worse and is not teak wood as he committed.
The septic tank / STP is pathetic. STP is not even installed.
No park or play area for kids / adults to relax.
No trees or green patches.
See the dust in the vehicles parked and you realise this is what you breath.

Openly laid cables, network of telephone wires .. above all, he is committing an intercom ! I think he will ask the residents to get into the terrace and shout for the one you need to call. that may be his intercom exchange. I hope he will provide atleat one skipping rope to each owner as he committed the power gym.

Sadagopan Enclave built by Aandavar Home Creators stands like a ghost's fortress in Nanmangalam. You enter the community with a graveyard welcome gate and security post. The incompletion of work starts there. The T/F and its premises gives you an idea about the tidyness builder is keen on. Scrap scrap and crap every where. There are some provision given for planing in the phase I blocks and filled with waste clay, and GOD knows what will grow in there.
No proper compound walls. We have seen a dozen of stray dogs and cattles roaming inside.
No proper street lighting. Some show piece is put which never serves the purpose.
No employee who speak diplomatically. No one who is technically skilled.

Seems Rajasekhar is correct. We visited the site and seems like a graveyard. Could have been built in a much better way and feel sorry for people who bought and is living there. He havent even provided a water tap to wash their vehicles ! No cloth hanging poles on terrace.

Above all the street lighting given is so pathetic that you wonder is that a civil engineers option or a workshop fellow's ?

He havent even provided the basic ameneties of good roads, safe play area for kids, some park benches some greenery, proper road lighting, compound walls, good gates and security posts.

Seems the builder is so greedy that he wants the money out of others pockets....

The employees are seen sleeping in various places in the compound and not even one is an experienced mestiry. They are learning work from others money.

Most of the residents were saying that the builder never hears their calls for fould construction or planning...

Aandavar Home Creators Pvt Ltd is building the community Sadagopan Enclave since 2008. Ask any flat owner there if they are happy with the builder ? I understood that all of them are waiting for the builder to move out after completing the project so that they can bring up bright ideas to make the community livable.

Just go and see how the kids are playing around in the scrap world. The workers are not even trained to keep the work materials safer. The builder thinks he is the jack of all trades.

Total looser. This is his first mass project above 8 flats and will remain the last project also.

Do this builder have any other projects to show ? If he is aiming to make his life beautiful by showing Sadagopan Enclave as reference, I would say " Current Residents, stand up and meet the buyers who visit your premises". Give them an awareness. Display some posters with your dislike on how things are going.

I have seen the leaks in Over head tanks. This builder doesnt even know to build a neat over head tanks. You visit atleast one flat in each block and see whether you can find right angles in any room. See the slope of lofts.. Residents there have covered everything and is just hoping to have a good environment in future.. Hope their hopes wont go in vain !

Those who bought there and is living feels that its ok for the price they got. Now he have increased to 3700/- per sqft which is not worthy at all. Phase I had atleast some engineers in charge and now you cannot find any professional engineers. The builder saves money in using unskilled labours and quality of work is so bad.

The builder never listens to the comments or suggestions of the flat owners and keep on making mistakes on the community planning.

Just see the facility given for a security gate and then decide yourself. Investors are not even getting tenants.

Joke... Professional engineers ? Show me one professional in the group Aandavar Homes ! Atleast a good carpenter ? good electrician, good plumber ??? Interact to the securities and get yourselves impressed. Ask any supervisor anything in depth and they will say "please ask owner"... That is the professionalism they have. Dont interact with Mr. Saravanan alone and get your ass kicked.

I heard that he have shown some 'purambokku' land to the buyers and committed that 18x22 ft area is part and outdoor games. the people who lives there are struggling to cope to the situation of no roads, no compound walls and the careless workers who throw construction scraps all around. They are living with leaking over head tanks, sweating walls and cheap wood works for windows and doors.

The builder provided a totally waste street lighting system which all the flat owners objected.
The builder haven't still given the GYM / Indoor games / STP plant. People are living inside from 2009.

An employee Rajesh also showed me some marshy land behind phase 1 as recreation / park area. He was boasting that 6 grounds are kept for the common amenities. If you want to see any one working hard for Aandavar home creators, visit at 3PM and you can see sleepy eyes and yawning mouths all around..

Currently a commitment date of June 2013 is given by the builder. The target is Jan 2013, but extended date is June.
Also the play area and facilities for the children are commited before this year summer vacation.

I feel pitty for the Andavar home creators residence, the prorombokku land cannot be consrtructed for outdoor games. As per my knowledge I heared your builder is a cheater. If your builder is commited for outdoor games, you can even file a case against your builder and file a case in consumer court, so that we can never do any business without completing your project. We have number of cases resolved in India with the favour of residence. Best of luck.

I appreciate the residents there, who never spells any thing wrong about the builder, instead asked me to keep track of developments and commutment times. We can see a bit of tear in their eyes when we ask about the amenities.. They are in the process of registering an association and is almost closer to that. I feel they are keeping quiet and is waiting for the association to get registered. Because, once they get the approval of association, they can go legaly against the builder. Cases of builder winning a case in such situations are very less.
