MAJOR MODIFICATION BY THE BUILDER AFTER SALE OF APARTMENT

Q: Dear Sir/ Madam,
MF Vruksha - 200 apartment in Nanmangalam, chennai, almost 150 apartments were sold and occupied. Recently the builder unable to sell the 1BHK (total 40 units of 1BHK), he is merging two 1BHK into 2BHK without any information or approval from CMDA. Plz advise us to take action against the builder. Our MF Vruksha Apartment is already registered with you.

Not only the issue of merging of two single bed room flats in to double bed room flats aganist CMDA approval, there are many other issues like land encroachment, poor quality of construction, very very limited and congested parking space for two-wheelers and car which is not the case in this type of gated type community...buyers are requested to visit and discuss with the residing owners or association members before making decision of buying the flat in Mf Vruksha. There are lot of unsettled issues and devistion wrtto CMDA approval....

The problem with Vruksha is not only this, the list is growing with this. I should say this way on MF Vruksha complaints. Already we have very big issue on Children play area. Most of the owners booked the apartment with MF Vruksha (of Mettupakkam foundation) after looking at their marketing documents which depicts very good amenities including Children's park and play area. But all those documents are not converted or created in real. Still they got a Children's play are with 2 swings, one slide etc.. but those are being mounted in the OSR area ( the land which is being owned by the Panchayat). Already there is not good understanding between Builder and the local Panchayat. But builder use to say there is issue between Panchayat and the association. But the local Panchayat almost demolished the Play area but now they are allowing unnoticed since they are taking water from the well located in the OSR land. but if the well gets dried then the future of children play area is a question.


Rightly pointed the existing problem, can you plz identify yourself, are you associated with MF vruksha!

Hi Suresh, thanks for the information but did you confirm that the builder has not taken approval from CMDA for this modification. Before going against the builder, you should take advice from the legal advisor.
