Hi, can anyone tell me the rate Mana is quoting currently. I just want to find out the appreciation from when I booked it earlier this year. From the few real estate sites I've checked, it looks like the price per sq ft is 2990 when the price quoted a few months ago was Rs. 3150 per sq ft.
Hi, I have booked G6 apartment. I happened to ask about bore well health to the Security guy. He mentioned that water is available for 3 hours in the morning and goes dry. When my cousin asked to switch on the motor, it took 2 min to pump the water up and that too with questionable quantities. Any ideas about this?

The papers of Mana are clean, had it verified by a senior lawyer dealing in the real estate space. The approach roads are like a dirt track now, hoping the road broadning gets completed( water & sewerage work)by end of this year, its much better now compared to few months back.

I finally booked S-5 in Mana Placido after lot of ifs and buts. Overall if you compare the floor plan, builders' reputation and price Placido stands tall in Whitefield area. Hoping that the area surrounding the project will develop well in few years to come one can expect a decent per sqft rise.

thats what Mana says....the concellor stays on the same road(huge blue gawdy house)...and its the water & sewerage work and road broadning work in progress...hopefully gets done within 6 months
The project seems to be keeping to the timeline...and quality seems to be fair enough(good i should say).....the road is the eye sore, hopefully the work is completed in 6 months

I went through the reviews and feedback people have posted here.I need some more info from people already invested in this project. 1)Is the project legally clear, any problem in documents/construction? 2)Any problems faced with the builder after signing the agreement? 3)How is the builder and quality of construction of existing projects(if somebody has checked it out). 4)Has anybody gone with SBI for loan? If so how much percentage of loan bank has released for the project. Kindly share the details as i will plan to go for SBI for loan. The project progress is good so this will help to calculate the EMI's. 5)What is the per sqft rate these days in that area or for this project? 1. Papers clean 2. No problems with builder, infact they are transparent. 3. Quality & builder are good. 4. Not us, we have gone with HDFC, pretty easy process. 4. 80% is paid out over-all as of now 5. I guess Placido is quoting 3000 per sq ft, a little towards the main road will be 20-30% higher
Thanks angelo for the reply. Good news for people invested in the project - the tar road construction at the nearby village has started. I hope it reaches the project soon.
right now it is a rally route, good for motor sport, and shortly will become dirt track as the monsoon starts. hopefully the tar road that existed,is restored soon.

Depends on what Serene is offering and delivering what they promise and keep up to time lines...Mana Placido is going as per schedule as of now and seems like getting completed on time. You might also want to check amenities & other stuff & compare between Serene & Placido
We have booked F-15 @Mana Placido and my sister has booked F-10. They have 2 completed projects one close to Indira Nagar and the other at Whitefield(opposite Hotel Savannah). I guess they have a project nearing completion at Sarjapur and Placido next in line and the CMD mentioned to me about a Villa project coming up at Whitefield.
Speak to this guy Soni at Mana, he will give you all the details.
I had met the CMD Mr.Reddy, he seemed genuine and has a financial backing to complete the project as promised and from looking at his office, it surely suggests he has some taste and class.
These guys have been prompt with updates on progress and forthcoming.
Feel free to check on any other inputs you might need.

Pro's : Good pricing and already appreciated by 20%(viewing through the same project current rates) since we booked Dependable(met the CMD)builder Good location(one side approach) with Villa's and ECC 3 sides

I am planning to buy a resale apartment from mana placedo. do you the copy of booklet shared with all approvals related with the project by the builder..The current owner doesn't seems to have these details.

Hi, 1). 2900 is the base per sqft price. The other charges are standard charges, which is calculated based on the total sqft. Get in touch with the builder and he will explain all other charges. This is guy is quite transparent in his quote. he will give the break up for all the charges he is going to quote you and plus how he arrived at those figures. May be depending on the market value quoted by other builders you can take a call on whether he is reasonable or not.
No preferential for location/floor. 2). He has give dec 2012 as completion date, in my agreement it is april 2013. Yes so far the work is on schedule. 30% is completed. 3). No woodwork & electrical fittings. Not many builders do that.

I thought I will first get your impartial advice before talking to the builder. :) 1. the builder is quoting 2900 psf . how much extra did you have to pay as hidden charges (parking, swimming pool, electricity etc etc)? did you have to pay for preferential location/floor etc? 2. What is the expected possession date quoted to you? From your site visit did it look reasonable? 3. from the website, it seems the flat will be delivered completely bare (no woodwork, electrical fittings etc).
