In a gated community, BBMP or BDA approves the layout and builders in Bangalore constructs the roads and gardens along with their apartment projects. After construction, the common area such as road, park etc are relinquished to the municipality and the civic agency is responsible for regular maintenance of such roads and parks. But today there are lot of misunderstandings and sometimes builders promise the property buyers in Bangalore that such road and garden will be private property of the apartment community but in the end when buyers understand the relinquishment agreement, the property buyers had to fight with government and builders.
Actual meaning of gated community is residential community that has strictly-controlled entrances and person must be a registered resident to let him in. But in Bangalore or other parts of India, there is no gated community system as BBMP Bangalore and Civic agencies does not allow private road system in a city.
