What are the documents required for getting the property registered in my name?

Q: Hello sir/madam, this is Sunil. I am in process of purchasing a flat in Nagarbavi, Bangalore. The flat was purchased by a person from the builder and had taken loan from a reputed bank in Bangalore. As he was not able to repay the loan amount and become the defaulter, the bank took over possession of the property as per the court orders. Now I have made a bid to the auction of the the same and have won the bid, and have made the payments to bank. Following are the documents I have right now. Sale deed made between the previous owner and builder. Court order given to bank to take the possession bank has not paid the tax on the property and the previous owner has not even applied for the khata of the property. Could any body help me in knowing what is the exact process to follow and what are the documents required for getting the property registered in my name.

The procedure and the documents needed are the same. As mentioned, now bank is the new owner after it took the possession of the property and you are the buyer. You have to show all the legitimate documents and have to become a legible buyer by applying for the documents like khata (go for khata transfer, if no khata then register one), affidavit, conversion certificate from old buyer. But as per my above question. I have purchased a property from bank whick was overtaken and is acutioned.

The bank has to sign the registration document. i would like to know what is the process and proceedure and documents required.

Hi Sunil,
The documents needed to register a property are Khata and tax determination receipt issued by BBMP or corporation, an affidavit, sanction plan or conversion certificate, if the property is on converted land, title deed or allotment order or possession certificate or sales document, PAN card issued by Income Tax Department or Form 60 and 61 if the property values more than 5 lakhs, and declaration in form 1 under the Karnataka Stamps Rules 1977.
