Q: We have a residential site which we got from the co- operative society in 2001. Now we are planning to build up a house in the plot so we need a housing loan but the bank is asking for A khata. Can anyone tell me what is the difference bewteen A khata and B khata?

Yes it is possible to transfer Khata from owners name to your name. For change in name and transfer in Khata, The owner of the property have to give the Assistant Officer of the sub-division or range a letter of requisition along with the title deed and the latest tax receipt. As far as I know A Khata has got more value and is eligible for bank loans where as B Khata will not be eligible for obtaining any kind of bank loans as it will have lessor value. Once these properties are regularized the value of those properties will increase automatically.

I am selling my flat in an apartment in Whitefield. I learnt from the builder that he hasnt got the khata bifurcated for individual flats. I have already paid the property tax for the last+current year and have the receipt in my name. I asked someone and they told me that since the bifurcation is not done, I will only get B Khata. Is this true? What do I have to do to get A Khata? Is not having bifurcation such a big issue despite me paying the tax and also registering the property,
A khata is the genuine khataas manu people are cheated by the developers to buy illegal sites, while B khata is B register for just collection of taxes is for illegal site entry. May be your plot is enter into B register because of many reason. Now the problem is that you cannot be sale the site, cannot get bank loan. You will not get house loan approved and you cannot convert it to legal A khata.
