Wanted info about this Grihasta project & its worthiness of booking a Villa there..

Q: Hi Everyone,

I had recently visited the site & had a look at the Model Villa. I wanted info from people who have either booked a villa there or who are contemplating to book one there.

Is it a good deal considering the fact that it is so far off from the IT Corridor/ hub ? Also what about their construction quality ?

What is the approximate rate per sqft going on? What are the types of villas available in this project and how is the connectivity?

The approximate rate per sqft going on is Rs 3250. Artha Grihasta offers eight different variants of affordable viilas with a choice of 2,3 and 4 bhk.Grihasta is a unique integrated township located on SH 17. It is just 3 kms from Baglur, 10 kms from Hosur, 14 kms from Sarjapur and 22 kms from Whitefield. The project has been approved by Malur Town Planning body.

How is the reputation or the track record of the builder? Any complaints or issues with their projects?

The reputation of the builders is good till now. They have no issues related to the property. Its a good project to make an investment.

Hey I have not invested but I am a real estate enthusiastic and I love to do research. I agree the locality is not well developed but it is slowly steadily developing. If you are looking for long term investment you can go for this locality/project.

When is Artha Grihasta going to give the possession? What about the bank approvals?

The expected possession date is by 2016 and banks like HDFC, SBI, Axis, IDBI, ICICI, Corporation Bank and Indiabulls.

I am shreya krishnan. I have booked a villa in Grihasta Villas and was very impressed by the model. Till now each and everything is going smooth and i have faced no issues related to the project. I had visited the artha property two weeks ago and they have actually kept up with my expectations. The construction is great and the finishing is superb and is with what i had expected. I would not hesitate to recommend this to my friends. Great Services provided.

Hi....I have bought a Villa at Artha.....closure is very turbulent as interest is levied at handover time right from day one....anyone else facing similar problems????

I see the Electricity Water Sewage charges as 120 per Built up Sqft. So, a villa cost mentioned as 34 Lakhs would be reaching around 60 Lakhs including the maintenance, documentation charges, club membership .. Am i right?

I have also booked two villas in grahista and is almost ready for completion, I think we buyers should get in synch with each other to know more cons and pros of the project, I heard they have moved the club house near the MAll, which was not communicated to us.I am avalable on 9008901100

Everything looks good in this project except the distance. I think you must have 4 wheeler otherwise travel becomes risk and cannot rely on Artha provided shuttle. I think there is no legal bonding of all these services, who know they may not provide good service. And also, who have working wife, it will be tough again to become both in sync and reach home safely.

Hi, I am Amit from Dubai, the grihasta project sounds very ambitious, I am looking from an investment perspective and not well versed with the demographics of bangalore , would appreciate some sound suggestions, do people prefer villas over apartments in Bangalore and what kind of rent would a 3 Bed fetch in this project.

Hi VS, We visited the site on a saturday and then on a weekday, hardly any traffic on the NH207 and was a fairly smooth surface too,the road from Chikka Tirupathi to Grihasta however needs to be improved although only about 4 kms. Having lived in New Delhi and London, i would not consider 25kms to ITPL very far if the roads are good(i cycle 20kms each way to work, would'nt do that here though!) I thought The Empyrean was a value for money project, 3bed entry level villa at 76lacs till i found Grihasta.Even if the shuttle service proposed by Artha does not pan out, can residents not form car pools to whitefield and electronic city? I am also under the impression that all services and conveniences in the project will be ready in 3-4 yrs time although my villa will be ready in 2 yrs.Cheers Raj

Hi Mr. Venugopal,
I have booked a flat in Grihasta Villas recently as I had this villa in mind from beforehand and after seeing the model version I was quite impressed which helped me make up my decision. The only problem as you said is the distance. I also work in an IT company and distance will be a problem for me also. But the sales guy told there will be shuttles to the city on regular basis. Hope that will solve our problem. The area is also not developed but I am sure many IT companies would come up in 4-5 years. Hope I took the correct decision by booking a villa here! If you get to know any review about the project then please let the other buyers know. Thank you.
