For Booking a flat in Neptune Swarjaya Sector 4, intial payment is just Rs. 51,000. It just 10 minutes walk from Ambivali Rly. Station. Currently Neputune A/c bus service from Ambivali (W) Rly. Stn. to the project and back is being arranged. According to me the project is very nice with good environment and surroundings. School, Retail outlets and Temple (2 nos.) are provided inside the project. If you are an investor this is a ideal place to invest as this project is just 8 minutes railway journey from Kalyan Stn. Lot of real users are buying the flats. Expected to complete the project in Year 2015 and may be extended to Year 2016. Neptune Swarjya is not charging any parking charge and if you really want one you can get it with 3 lakhs.
Neptune Sector 1 & 2 is expcted to be handed over to the occupants by December 2012 and thereafter Sector 4 with comprise of 1 BHK (small and big) and 2 BHK (small big) is expected to start. It is very good project. It is a 18 story building and almost 60% of the flats are sold out. The Ambivali is fast developing into a residential market with 4 major players likely to be very active i.e. Neptune Builders, Nirmal Lifestyle, Raheja Developers and Hiranandani. Nirmal Lifestyle has already lauched there housing projects and the per sp.ft. cost is Rs. 4300/- with Rs.27 floor rise and Garden facing flats cost additional Rs. 54 per sq.ft. in addition to floor rise. Very expensive. In those circumstances, Neptune Swarjaya is a ideal residential project for Middle income and low income groups.
Currently the rate of per sp.ft. is Rs. 3600/- with a floor rise of Rs. 25 from 2nd floor onwards. The commencement of work is expected from December 2012. Currently pre-launch is going on.
Neptune is coming up with 18 floor building in Ambivali in Sector 4. Rate is 3000/- per sq.ft.. You can go for the same and the area for 1 bhk is around 500 sq.ft. and 2 bhk is about 650 sq.ft.
