Is there any future appreciation?

Q: What do you feel will be the rate PSF after 2 yrs since as of now there is very little development in the area in terms of malls, schools, hospitals, residential complexes etc.

Beautiful campus and strategically located..Phase one completed and handed over to the owners...people are already coming to live there...I saw many families living there two months back....

Hi...I am planning to invest in the 2nd phase of Amantra. Base price quoted is 6800 psf

Can someone please guide me if its worth the investment. Is the location apt and developed?

And in general is Bhiwandi/kalyan a good idea for investment.

I am considering booking a flat in Tata Amantra, Kalyan. The location, is not bad considering accessibility, since it is situated just 100 meters away from high way NH_3. They are quoting 6100 psf now. It is 10-12 percent higher than some other builders comparable in the vicinity like Godrej, Lodha etc.

Amantra has its own advantage. It is more of a trust in Tata as an as a company of some ethics that I have decided to book in this project. Otherwise, the terms and conditions laid down by the builders including the Tata housing, is one sided, always protecting the builders. It is disgusting, and is a disease in our system, which does not give sufficient immunity to the cunsumers.

I am only hoping, Tata will deliver what they promise and on time and do not charge above what has been agrred upon.

I wish to know whether any one else booked in Tata Amantra and whether we can come together and keep updating our experiences.

I am planing to book flat in month of October . I am coming to India for few days so I will be greatful to you if you please suggest how is the location and transportation. There are several schemes suggested by Tata housing so which is attractive 20:80 or 10:80:10.

I agree with Mr Gupta.Few people are skeptical as of now that there is no development in surrounding area & rate is high. But mind you this is a TATA project & you can easily understand a premium of aroun 1000 psf. Otherwise the rate is not high. Please go & have an enquiry in surrounding areas & you will find exhorbitant prices charged by non reputed builders giving virtually no ameneties. Also There is not a single penny charged in black by TATAs. So peace of mind. Rajesh

I completely agree many be now there is very little development but there is a very good future appreciation as TATA is going to construct a huge township.

There will be good increase in the coming time as TATA will attract more & more people once the construction progresses. It is cheaper as of now since the surroundings are not mucg developed. Look at the Tata projects in Vashind & Boiser . They are commanding double the price when they were launched. Also TATA towunship is huge with 2500 flats in planning & they are also planning to have huge commercial development in the premises itself. After 2 yrs the rate should not be less than 7000 PSF. In any case they are going to increase the rates by 200 PSF in next one week from current 4550
