Any review or feedback on Sri Mitra Builders and Developers?
Q: They don't have their own website.
Which other projects have they completed ? Were they done on time or delayed ?
How was the quality of construction and materials used in interiors like doors, tiles, bathroom fittings etc ?
Has anybody booked and legally verified the paperwork for Spring Valley project ?
Sri Mitra Spring Valley is not at all up to the mark. Elevators are so poor quality that the association has put a rule that no heavy luggage or things allowed in lift. What's the use of such a lift? It is not allowed when needed the most. Similarly poor quality work done in water supply etc. Very frequently there is no water in toilets and you have to run behind the plumbers. Association people are not friendly too. No visitor vehicle allowed inside even if you have elderly people or luggage.
Srimitra is a genuine builder. Couple of my friends booked in the earlier projects and are very much happy with the quality they provided. I have visited my friends properties and very impressed with the quality and vasthu they followed. I dint book one 2 yrs back . I have now booked a 3bhk in there new project Srimitra Lifestyle. This is located just adjacent to main road. People who book early are really lucky and i missed this opportunity too. Real value for money. Especially Mr.JKReddy is very cool person to deal with, friendly and most important he is very honest on what they give irrespective of we book the flat. I have verified the documents and all are clean. This is approved by SBI,LIC,HDFC. If anyone are looking for investment then this is worth taking a look into.

The project offers 206 units with a combination of 2 and 3 bhk apartments. It is a B+G+8 upper floors structure. The project has got approval from BBMP and all the major banks. The builder is going to provide Occupancy Certificate, Commencement Certificate and A khata
Presently the rate per sqft going on in this project is Rs 4000. The price of the apartment ranges from Rs 66 lakhs to Rs 1.05 crores. The booking amount asked is Rs 2 lakhs
Price actually varies with the facing of the flat. For west facing 4000 persqft, east 4225 persqft and for some flats they are quoting 4500 persqft. In total it is a 9 floor building. Currently they have 10% off on prelaunch booking. I advice you to talk to builder instead of marketing over there. The marketing team is not very clear as they are new and many confusions among themselves. If you want to visit the place, better call him and then go as they will be there in other sites.

now all sold out boss in srimitra spring valley, only very are remaining (2 or 3) but its now out of my reach.I was also planing to buy but my bad luck, i could not decide this before 2 yrs due to IT industry instability:) , now i can only repent. Its a very strategic and nature lover location.
Buying property is always a risk but pls check your risk appetite. those have better appetite always enjoys. I m also watching the Bangalore growth since 10 yr. I felt which i could afford some 2 yrs back now it is out of my reach. I saw almost 2-300 % growth in last 2-3 yrs. Some risk takers took that small risk and now they are millionaires :)

There is one other thing to also consider. Our IDIOT Govetnment is amending the marriage laws to give half the property to wives. Now women are rampantly misusing marital laws to get rich quick. Divorce/ separation cases are heading to 50%! The usual strategy is to file false dowry harassment and domestic violence cases and then file claim for the husband's property. (ask your nearest friendly neighbourhood lawyer & s/he will educate you). Then the negotiation will start. Now the amended laws ONLY makes this TERRORISM LEGAL! In the west such women are called "GOLD DIGGERS". SO IF YOU HAVE A SHAKY MARRIAGE OR PLANNING TO GET MARRIED, its better NOT TO INVEST ANYTHING IN YOUR NAME (AT LEAST FOR SOME TIME), or enjoy your money NOW. ADOPT A WAIT & WATCH APPROACH AND THEN DECIDE!
Check out The Hindu news paper of August 7th. It mentions that there are 2 lakh apartments that are vacant! Added to this is the economic slowdown and food & fuel inflation. People who wish to buy property in the current climate purely for investment should beware as they could make a very bad loss! There may be a bust just around the corner. Mumbai, Pune & Kolkata have already seen a significant decline! Bangalore has also experienced a slowdown excepting the high end segment from brand name builders. Sarjapur will also definitely be affected when the IT industry is affected (which it certainly will in the very near future- see the quarterly/ annual results of the big name IT organizations there). My own experience is that people usually prefer to buy a "new" apartment. Resale is next on the list and driven by location alone. So people wishing to "invest for resale" will be severely affected.
hi we booked 2bhk in symphony from rajgopalreddy we got good feedback on him from residents of srimitraestates nagawarapalya any body verified about the documents?totally we believed the builder.share ur opinions ,who purchased apt in symphony
I have seen the project in nagawarapalya. Its an average construction. But one other thing to consider is that project was sold at the rate of roughly 2000/sqft. Im not confident on this builder as they are not very professional.
Would appreciate any reviews on the builder. They have a completed project in Nagawarapalya, CV Raman Nagar. I'm yet to go and check that out. Anyone who has booked in either Spring Valley or Symphony please post your opinions on the builders here. Thanks.
Yes they dont have a website is surprising. We approached them and they said the builder has got A-Khata and the owners would get only B-Khata. Why so? Is it ok to have B-Khata??
Sping Valley is one of the ongoing project and it is expected to get completed by December 2012. There are 2 BHK ,3 BHK and 4 BHK apartments. The project is vastu complaint and the price of the flats range from Rs41lakhs to Rs 83lakhs approx.
