Feedback for Salarpuria Magnificia project

Q: As the price is high as compared to other near by projects can you please tell me how good it will be to buy, means is it a good investment? As a first time buyer that to for stay purpose it is always a scary think that is it going be good for the future or not. So need some feedback for Salarpuria Magnificia project. Any suggestion most welcome :)

How much is the current price going on? What is the location advantages?

The starting price of an apartment in this project is Rs 1.66 crores. The USP's of the location are as follows: 8 Km from ITPL, it is just 5 mins drive from Indiranagar, 7 Km drive to MG Road and close to major super markets, 5 star hotels, golf course and educational institutions.

Which all banks and legal authority has approved the project?

The project has got approval from BDA and banks like HDFC, ICICI, LIC, SBI, Citibank, HSBC.

It's not worth investing in this project considering it as an investment as the price is on the extremely higher side. Even though they have reduced the prices from the original launch price of 5290 per sq feet to 4950 but that price still seems on a higher side. The cost of a 3 bed unit is 1.3 crore. It's extremely up to the individual to buy it or not but for sure it's not for any investment. The other reviews provided seems either from agents or from the builder itself but this is my unbiased opinion. 4500 psqft seems a good bet on this project considering 2 years possession time.

Out of interest, what's the price going on these days for this project? Is there any increase from 4950 as I enquired long time ago. What's their final offer price?

now quoting 5950 psft its exorbitant. includes around 20% for other charges . it comes to 7200 psft. do you feel u will be getting 7200+ after 2 years. its all investor driven just wait one more year you will get better project at lesser rate

It is a good idea to invest in a residential project which is located at Old Madras Road. Old Madras Road is one of the hot spot for real estate market and after few years the locality will be well developed. So it is better to invest now.

Yeah I agree with you Rosa but it depends on the person if the amount is affordable for him and if he is interested in that project.

The price of a 3bhk flat is around Rs 1.23 crores which is really high but then also the project is located at the heart of the city from where the connectivity is also good with the other parts of the city.
