Lodha builder also make me foolish. They have taken CGC approx Rs. 96000 to Casa Rio Gold , Palava . I dont know how i can get back this amount. If society is already buildup then they should not charge this amount during possession. They are not responding my mail.

Hi all,
In order to maintain the township common areas and amenities, you shall be required to pay the civic governance charges for a period of 5 years on expenses for the same are to be borne by the Federation of societies to be formed in the Township, with a view towards the betterment of the project. But i think it is illegal and you should take the advice of a legal expert.

Hi,
Did you check your agreement? Is there any clause for Civic Governance Charges? If not then you don't need to pay and consult a legal expert.

Dear Friends,

I have booked a flat in Casa Rio Gold and have received a demand note and offer of possession (for fit outs) from Lodha. I am surprised to see that they are demanding Rs.76,080 as Civic Governance Charges. I understand that the cost of all common areas and facilities are loaded on rates and also in difference of built up area and actual carpet area. I am not aware about this high charges of Governance charges to be paid by customer before the possession and for the entire period of construction.
Also, the other rates are very high :
1) Legal Charges : Rs.20,000 (for what?)
2) Water & Electrical connection : Rs.40,000
3) Power Infrastructure : Rs.8000 (What is this?)
4) Club membership Fee : Rs.7000 (why before possession ?)

Please advise me about the applicable rules and laws.
