Artha property Brick Field Gem Park.. Can someone share their views on investment in this property?.. I am planning to book a villa there.. Thanks for your support in advance..

Q: Artha has been a well rated property marketer for various builders.. This time they are tied up with MBR group who are not much known in the Bangalore market.. But the property location is Sarjapur which is on high demand these days..

Yogesh, we have checked with MBR and I have personally seen the owners and connected with some to complete my research to buy. You have purchased no units from them. Please refrain from interfering in our closed group. I just picked up 2BHK villa and have got a very good service. They are marketing on their own now and I got to meet their owner Mr. Bharath also.

I have paid approx 50% for a 3 BHK villa , Had couple of folllwo up calls with both MBR & Artha's CRM's to get an project update and expeted completion time frame but unfortunatly still awaitig their feedback . Let me know if anyone has the same experiences . Manoj -DXB

Don't rush We paid in 2012 till now construction is NOT started yet. don't know what is happening . Very late project.

I have paid about 45% of the amount but not even the registration is done They called me for reg but then in the reg office the papers seem to have an error and they error had to be corrected After 2 months, the khata is not done. Artha people say we are not responsible but we are not given any contact address of MBR Can any one advice me what steps to take now?

Hi Gowri, In this situation I think you should take legal help from some expert. Or all the owners should form a group and talk with the builder regarding this matter.

I am also invested in Artha Gem park. Registration is done but still waiting for Khata.

I think its right time to invest before it gets costlier, as the property value is going high in this area. i am in touch with one of the manager as per there info , they are launching gempark in feb, on which they are going to increase the price on the day of launch.

The locality has given a lift in the real estate sector in the area. Almost all the popular developers and builders are investing in real estate of this area. The investment in the area is liable to be fruitful and turn out as smart money.

I personally feel that it is a good idea to investment in this project. The environs of Sarjapur incorporates Shopping complexes, markets, transport and educational facilities. The majority of the area is residential but side by side, it is also developing its commercial space.

I agree that the price is little high but I feel Sarjapur Road is one of the prominent areas and is conveniently reached from major destinations of Bangalore.

I feel the pricing is little on the higher side, 45L all inclusive for a 30*40 plot with 1500 built up will be good.
