Registration issue

Q: I wanted to know, how many flat owners of (Phase-I , D Building) are there whose registration has not been done so far like me?

Jalan builders, Maple builders and Pristine properties are crooks. Buys please refrain from dealing with those builders. Their project Neocity in Wagholi is in big trouble. The possesion is way late by atleast one year, since its a partnership venture they are not even ready to talk to customers. I request buyers to stay away from them.

Pristine, Maple and Jalan are good builders and carrying good faith in Pune. But their few projects are delayed for possessions, not sure why. It has been observed that their few East Pune side projects are delayed by work. Example they have joint project as Neo City located at Wagholi Pune, buyers are waiting for possession from last 4 years. Neo City project was started in January 2011 and people are still waiting for phase 1, 2 and 3 possessions. Not only for these builders but to buy a new flat always check builders record of possessions and then only buy new flats, thank you.

I booked flat in April 2011 in Neco city Phase-I, however still my flat not registered due to some approval issues with the Municipal Corporation. Possession was to be given in March, 2013. But registration of my flat is still pending.

Phase-I Neo City Building D is suffering due to lack of necessary permission from the PMC and construction is stalled and thus registration of flats not taking place. If they are not able to do a small thing, how can we expect water supply thru pipeline from Bheema River which involves huge cost.

Before booking flat clarify on every aspect including water supply, date of possession etc. since I am trapped with no options but to wait for any positive action from the builders to register my flat which is not happening due to lack of FSI from the PMC for the particular building.

Also wanted to know abt the agreement part that there is no cc for the projects in wagholi
in agreement they says that we will try to provide you water supply through some water plant which they are bringing from bheema river. If there is any issue builder will not be responsible

There is no problem with Phase-II. The problem is for Phase-I Building D only. Hope it should be solved. It's more than one year that, registration has not been done. They are not asking any additional money to shift, but possession for Phase-II will be after Phase-I only and flats are not available as per our choice. But the question is, being a reputed builder why such a thing has happened and why nothing is being done by the builder? Whether they will not construct after 3rd floor in building D ? The building will look funny if construction not done.

Do you mean Phase 2 does not have any issue with registration and FSI is also available till 8 floors ? Are they asking any additional money to switch in phase 2. I heard that there will be phase 3 so what is the status of FSI for phase 3. Is this a common issue for all 3 phases.

The problem is with D Building only (Phase-I). The FSI for this building after 3rd floor is not available and hence registration has been kept pending. They are pursuing the flat owners who have booked flat above 3rd floor to change and take flat from limited vacant flats in Phase-II.

Jalan Group has been dedicated to construction residential and commercial milestones for over decades now. Why they are not doing the registration of the flats?

I liked the project because it offers good connectivity to Pune-Nagar road highway National Highway 27. Can you please tell me what is the reason that till now your registration is not done?
