What is the risk in buying unauthorized flat?

Q: I got a offer for pent house at 10 lakhs less than other flats in the same building. In addition he told that floor is not authorized by BBMP. Can it be legalized during Akrama Sakrama scheme.

The owner is selling it at 10 lakhs less. This leads to suspicion. May be he wants to get rid of it since he knows it cannot be legalised. So better check in all ways before making the deal.

Every floor has to get approval. Or else it will be considered as illegal. Can't guarantee whether it could be legalised or not..

A land should be approved in order to avoid the investor from falling into risk in the future.

Even BBMP can take or seal the penthouse if it is an unauthorized one

Thanks Saran. I found this document,according to this document BBMP will demolish only building built on govt property or others land. please guide http://dpal.kar.nic.in/.%5C29%20of%201991%20(E).pdf.

Hi Balaji, If you are buying any unauthorized flat or pent house in future you may face many legal issues and even the authority has the rights to demolish it whenever they want.
