It is very difficult to for any of the members to give you a right figure. Depending on market conditions, the builders will be changing (mostly increasing) the base price periodically. As Raj has pointed out, you may be able to get a discount of around Rs. 100 to Rs. 200 anytime on the quoted price. You may start with a bargain of Rs. 300/ .

I think you can talk to builder and negotiate the price for a Rs 100 or 200 lesser.
