Q: Hi, Does anyone has any idea of work status of DB realty's orchid ozone property in Dahisar east???
The work has totally stopped for last 12 months. Every time I went there, I was told that work will start in 15-20 days, but it has not started. Is any one aware of the same? Also, any other flat owners in that project, can we please get in touch. Thanks
I suggest we must fight legaly and takevpossession in DB Ozone no point in taking money back at 9% per annum builder will be haopy to give that as rates have doubled so no point in taking money back we must take the possession.
Hiii everyone even i booked flat in db but no response as per their agreement if they dont give possession by end of this year they will pay us the interest is that true .. There was a news came in News18 Channel that It is not just Jaypee Klassic in Uttar Pradesh’s Noida which has not been able to adhere to the timeline and deliver flats. Mumbai’s DB Realty, too, has failed to keep its promise of delivering dream homes to at least 3600 families in Mumbai’s Dahisar. The 2&3 BHK flats that were to be delivered in 2012 hasn't seen the light of the day till date. Home buyers are now planning to file an FIR against the company.
Yes, DB Realty's project DB Orchid Ozone was to be delivered in 2012 but has failed to see the light of the day even 4 yrs later. They were told that they would get their houses within 2 yrs. They even took the entire payment by showing them the basic structure of the property. Now they keep asking builder for more time and buyers are now fed up of their lies and false promises. But there is no end to the woes of those home buyers for whom a flat was their first dream home or their last hope.

I too have booked a flat in building no. 19. The db office is saying that they will start giving possession from July 16 and we will be given by dec 16. Can any one give me the exact status

its been arount 7 years the project started and no one have a clue when the project will be ready. the staff at DAHISAR AND GOREGAV OFFICE kept saying go and register the case in the court. this shows that we need to get together and raise our voice so that we are heard, otherwise many years will pass and noting will happen.

Hi Apurv, I have two 1 bhk jodi flats in Bldg No.14. We visited the site office around two weeks ago and were informed that they will start giving possession by July'16. However, personally looking at the state of progress, I do not feel that the possession will be given atleast until Jan-Feb'17. In case there is any owners' forum formed and is active, this time period can be reduced by constantly following up with the builder. In fact, all the owners can form a registered owners association the take up issues related with this project.
Even we have booked the flat in D B Reality and its almost 9 years now we have still not got the possession. Can we take this through media and we can take help of media to explore more possibilities.
I think for latest information you should either join whats up Group or Face book Group for latest information. This project is delayed by more than 5 yrs. and people are in great difficulties. So, in this way you will get the current status of the project.

Hi Khushisha, I got the Demand Letter for my 14th Slab recently (Bldg No.6) and work is going on in full pace since I received around 10 demand letters in past 6-8 months. We can expect the possession for most of the buildings by Dec 2015.
Hi Khushisha, Having paid 80% of the total cost for their dream homes, the buyers are still waiting to get possession for more than 4 years. The project completion dates have been postponed 12 months every year, with no official confirmation on the final date.

Good Morning Sapna!! In Mumbai especially it is very difficult to get all buyers together to fight. Many do not have time. Many are afraid of getting late justice if they file a case in court.. Others want someone to lead while they follow etc.
Your Initiative is very good and atleast those who follow social media will refrain from buying in such never ending projects.

I feel builder is only taking money by building new apartment & not completing the existing one. Completes 20/21 floor & then leave it We should form a group & meet them in group. Group can be form in Whatsapp
I have a unit booked in building no 1 & just got a demand letter for flooring almost after a year. They say possession would be given by May 2016 for 4 buildings, but looking at the site it doesn't seems so. Also I came to know that they would be charging around 7 lacs (for 1 bhk) at the time of possession which would include some kind of development charges and society maintenance for two years. After so much delay we still have to bear these extra cost is not acceptable. I am planning to take legal advise and presently going through few past cases under Consumer Protection Act 1986 where construction were delayed by the builders. I will come back on this post once I have more details as to how to go about it and fight for the injustice.

Make sure you visit the actual project site and see the location, how well connected the area is city, how are the roads, what is nearby the place and other important factors. A lot of people book properties in real estate expo and exhibition, which I do not think is a good idea at all.

Rs. 68 lacs. on 7th floor (of 19 floors), West facing, 882 sq-ft. Rs. 65 lacs on 5th floor ( of 23 floors), North facing, 882 sq-ft. Rs. 60 lacs on 1st floor (of 15th floors), west facing and 880 sq-ft. Rs. 56.40 lacs on 10 th floor (of 19th floor), East facing.
Dont want to hurt anyone but till people will think like "I am not concern with it" then they are living in their wild life and will come forward only when it would be ready with the efforts of few genuine.
Nobody is bothered about that they have included more buildings, now if you visit to site you will feel suffocation, now more no. of flats are there which means all facilities including swimming pool, health club which was for 100 people now it belongs to 150 people, they have sold FSI but not a single flat owner (who booked when original plan was to develop 14 story building) got benefit.
Builder making us fool and I am sorry to say but fools are accepting it and giving him their silent approvals.
I did check with the DB folks at their Goregaon Office. They said i could go on and file a case against them, they are absolutely ok with it. But, they will not return money.
Hi Abhishek, Same problem is faced across most of the under construction projects in Mumbai. Absence of Real Estate regulator and strict laws enforcing delivery have left us at the mercy of such builders.
Hi I have a Flat in building no 4. anyone knows when we will get the possession ? Since the 18th Slab Payment is released today I think possession in 2014 is still not possible.
Can you believe on sales person? I had booked it 4 years back, in between they have changed their possession date 4 times, so there's no guarantee that they will handover the flats by end of 2014.
All buildings have now 19+ floors and approx 45 days require to build 2-3 floors which itself means 12 months to construct the building, 4-6 months for fitting and paint and another 4 months to get clearance form BMC. Calculate it, come together is the only way to get the rewards for your hard earn money.
Hey All - I am also a unit holder in DB Ozone - builder is diverting its funds and not very much keen to complete this project early. Recently I visited the site and found that on the space of bldg. NO. 5 they are constructing hotel and it seems their priority.
We all need to come together and need to discuss with builder and to put pressure to early completion, any anyone want to help each other plz drop a mail to me. We have just started and few people have come up, looking for more people to make an impression that we are not alone.

As fas as I know, they have indicated the possession for a few buildings by March 2014 (1.5 Years frm now)... However, the work seems to be moving very slow...
