Has any other buyer in Riyo been asked for service tax payment on the advance payment made to jaycee homes?

Q: I have booked one 2 bhk flat in pre launch. Now the builder is demanding service tax on the advance payment. My question is if the construction is not yet started then how come they ask for service tax now. It should be paid only construction starts or atleast when all the documents are in place

hi, i have bought 1BHK in Bhagatani rio phase1. We had met the legal team a santacruz office. They say that this project is conceptualised on rehabilititaing some existing chawl on site and obtaining extra FSI on lines of SRA project. The MOU between bhagtani and the chawl association has been done few months back. Now bahgtani is in process to convert the land in their name which is at present in government's possesion. Once they have their name on the property card, may be they will apply for IOD and will get CC to start the construction. So u see commencement of construction seems a long wait!!!

Can anybody tell me why their official website jayceehomes.com does not have Bhagtani Riyo I or II mentioned anywhere in the upcoming projects,current or past project tab.?The photographs are also removed from their website. Is there any issue with that project?

Check carefully, Riyo is listed in upcoming projects tab. But the question is that will Bhagtani Riyo Phase I and II, would really start? Phase-I - Investors have crossed over 2 years and Phase-II - Investors have crossed over 1 years.

As far as i know the builder should not ask for service tax but may be they are going to start the construction in few days so may be they are asking for the service tax.

I think they changed the possession date, first they told 2015 now they are tlling march 2017. Hope that would be their final date.

Since they get funds which can be used for construction rather than using their own funds which they have to borrow from the market, the cost of fund borrowed from market is much higher than the pre launch offer rates in which they already include their profit margin, but may be 10 to 20% less, depending on what sort of deal they get.

Hello friends, I am also planning to buy a 2 BHK in Bhagtani Riyo, but after seeing all this mixed reviews of very good property but with some hazy issues like the building area seems to be small for construction of 1400 flats and paying service tax before the construction starts.. getting the receipt of service tax payment after 60 days of payment done looks a bit fishy... Why the pre-launch offer is lasting since a year now..generally other top builders like Rustamjee, Lodha, JP Conclave have made it for a couple of months..Don't you think if the builders will keep the pre-launch offer for too long period, then its a loss for them, as they are selling the flats for lesser rates than the ongoing market price...guys let me know your suggestions as soon as possible. Thanks!!

Hello Haresh...Kindly let me know If you have received the receipt from the builder for your payment towards service tax. I find them very strange in the sense that they are very reluctant in issuing the payment receipts. kindly tell immediately.

Hi Haresh,...Want to what are the clauses mentioned in the initial aggrement. I have gone through the format and it seem everything is in their favour. Can we overcome some clauses.
Also i went to the project site, they have not put any notification or board on the site they have mentioned. It seems everything is hazy.
Need your help to understand them. How should i trust them.
