Q: When I first booked a flat in this project, I was very excited and looking forward to living in this community.. But it's been more than 3.5 yrs, it is still under construction and as per the latest communication it will still take another year; this is very disgusting given the fact that they committed to deliver within 1.5 to 2 yrs and compensation if there is a delay. But there is no compensation given and false possession dates are being provided every time. So far the possession date is changed at least 6 times now, giving the silliest reason ever - 'Unavailability of labour'. How the hell they cant find labour from the entire Mumbai region? Whereas on the other hand they are starting couple of other projects every now and then. They are just there to take your money and enjoy the interest of it without thinking about You - The Customer. Poorest customer service. One important learning is never go on brand name.
Very Very very unprofessional and misleading people and project.
I think the builders are also aware that the buyers are making a good capital gains from the time the flat was booked and hence are probably not too bothered with their obligations. It still does not take away the fact that EMIs, rentals also add to our cost.
Thanks for sharing your issues. I also booked a flat in 2009 and since then watching the circus of Lodha CASA Univis(delays, further delays, loan approval issue with banks, No approvals, short of raw material/labour etc.). I appreciate that legally, we might have limited options considering the way contracts have been written and also huge legal team which big builders normally have.
But I strongly feel that we should keep sharing our views/experiences on this (and similar) forums and try whatever measures we have (consumer court etc.) so that it brings more awareness and information for rest of us. I am also surprised (may be not) that none of the media/newspapers have written anything on this topic considering there are articles on Thane properties every week.
I hope these forums also make builders realise that their new project could be impacted if their brand is impacted by negative publicity/comments from existing clients.
There were lots of reasons. This project was initially named as "Casa Univis". Then they renamed to "Lodha - Dawn" and now "Lodha Splendora". Definitely there is something fishy. Why are there so many name changes.. If you google, 'Casa univis complains' , you will find lot of links with the issues / reviews/ complains

I agree to your point but the thing is that if there is labour shortage how are they starting new projects and engaging workers into those new projects while on the other hand they have existing projects since past 4 years...
There are lot of other people like me in this forum belonging to the same project, suffering with the similar issues like me, who have tried lot of things but as far as I know nothing has worked. The thing is they document the agreement in such a way that everything is under their control. They put term "Force majeure" in the contract and inappropriately use it. They consider "unablility to find labour/critical material etc." as Force majeure, whereas it should be something beyond control like 'Act of GOD', war, earthquake etc.
Thanks for the update.. it is really important for us to know about builders.. that too, top players like Lodha. I am sad that Lodha is giving such poor service.
