Q: Can anyone living in Lodha Splendora share their experience?
Latest Answer: Please dont buy there is a major water issue in the new building and no one is bother its been four days now since we have received water due to water flooding in the pump house they are unable to solve the issue and are just making the residents suffer by giving false promises. Beware just dont buy u will regret it badly like us

Q: What to do after renting an apartment If you find out that toilet, geyser are not working/malfuctioning and there are several other problems. Also, apartment was not clean and owner said, she spent Rs. 2000.00 to clean the apartment. But apartment is not clean the bathrooms and kitchen are dirty and there are cockroaches even in the bedroom.Owner had left some of her things in the apartment and broker said he will have it removed but so far he has not done so. Broker is not responding about the repair work either.. What is my recourse? Before renting an apartment I had asked the owner whether she can install a fan in the kitchen? she had agreed to it but later on said she would not. I have signed 6 months locking period in the agreement. I am an NRI trying to resettle in Mumbai. What are tenants Rights in State of Maharashtra? Please reply this is URGENT. Thanks.

Latest Answer: HI Praveen, At the same time if it is not in your rental agreement or lease, your landlord is required to keep your building and unit in a habitable condition. This means that your landlord must make sure that the building is structurally sound, provide hot and cold water, ensure that the roof is not leaking, and keep the plumbing, electrical and heating systems all in safe operating condition.

Q: Can somebody share some details about Lodha Splendora like units available, rate, possession???
Latest Answer: You are right Deepankar, But 1/2 BHK residences was available for limited time period i.e. 17th January'2015. Now only 2/3BHk are available for booking. A 2BHK in 1206 sq-ft will cost to you Rs. 84.33 lacs onward. This project is under construction and expected to be completed by December'2017.

Q: I also booked a flat in 2009 and since then helplessly watching anormous delays, further delays, leagl sanctions and holding of construction, short of raw material/labour etc.). I appreciate that legally, we might have limited options considering the way contracts have been written and also huge legal team which big builders normally have. But I strongly feel that we should keep sharing our views/experiences on this (and similar) forums and try whatever measures we have (consumer court etc.) so that it brings more awareness and information for rest of us. I hope these forums also make builders realise that their new project could be impacted if their brand is impacted by negative publicity/comments from existing clients. I Have Flat in Cielo and recd leter for Fit out possession from June onwards...? I really dont know what it means. We are not allowed to visit our flat since more than 15 months now
Latest Answer: Hi Deepankar, Mumbai Metro would be expanded till Thane has boast conclusion, it will effect the property market of the suburb. Wadala-Ghatkopar line will be extended to Thane. Metro in Thane is absolutely a positive symbol for the areas property market. Thane is one the best developing suburbs of Mumbai and also scores in terms of liveability. It offers spacious homes at almost half the price than what is available in Mumbai.

Q: Hi everybody,This is Maulesh Shukla. I bought an apartment in Tierra B, Casa Univis (renamed as Splendora). I got a mail from them yesterday saying they are running behind schedule and are not getting approvals so I have an option to get my money refunded at 12% simple interest. This is cheating of highest order. Please note, they have sent such a mail to buyers from Tierra (A, B) and Cielo (C, D). Being a small retail buyer, I do not have any power against these powerful frauds. Can we create a common group and fight it out? All affected buyers who got such a mail can meet the management as a group and put our case forward.Let me know if all are interested and we can take this forward.

Q: Members - Did any of you owning flat in IGNIS D/E/F get possession yet - these were supposed to be ready soon? Also did the OC come in for these towers yet?
Latest Answer: I hear that there are few families who have shifted to Ignis - not sure why the other members are not sharing their status and views on this. The project seems to be coming up well it seems, although the amenities are in smaller scale than earlier

Q: When I first booked a flat in this project, I was very excited and looking forward to living in this community.. But it's been more than 3.5 yrs, it is still under construction and as per the latest communication it will still take another year; this is very disgusting given the fact that they committed to deliver within 1.5 to 2 yrs and compensation if there is a delay. But there is no compensation given and false possession dates are being provided every time. So far the possession date is changed at least 6 times now, giving the silliest reason ever - 'Unavailability of labour'. How the hell they cant find labour from the entire Mumbai region? Whereas on the other hand they are starting couple of other projects every now and then. They are just there to take your money and enjoy the interest of it without thinking about You - The Customer. Poorest customer service. One important learning is never go on brand name.

Very Very very unprofessional and misleading people and project.

Latest Answer: I think the builders are also aware that the buyers are making a good capital gains from the time the flat was booked and hence are probably not too bothered with their obligations. It still does not take away the fact that EMIs, rentals also add to our cost.
