I feel that the real estate market in Whitefield has come to a saturation level. What do you think guys?

No not at all, who said so.. Whitefield has always maintained a good demand for different configuration of properties. The area is going to see an up ward trend with the future infrastructure upgrades such as the proposed PRR, widening of the Kundalahalli Road and the extension of the existing metro connectivity from Byappanahalli to Whitefield. But all these things is going to take about 3-4 years time to complete under construction projects in the corridor.

I heard that Whitefield is going to be a part of he second phase of the Smart City project.

According to sources, Whitefield may become a small patch of Bengaluru to qualify for a Rs 5,847.5-crore grant under the second phase of the Smart City project.

The traffic and water problems should soon be taken care of, with the Namma Metro project catering to Whitefield under Phase 2. The BWSSB expected to supply the region with the execution of Cauvery Water Supply Scheme Stage IV, Phase II. BWSSB was alloted Rs.1000 crore for various water projects in 2012 including supplying water to areas of Greater Bangalore, which includes Whitefield amongst others.

I agree that Whitefield is still suffering from traffic chaos but it has become the most sought-after IT corridor with the Karnataka police coming up with plans to decongest the area. Whitefield It has emerged as a city within a city.

Whitefield receives a healthy demand for residential properties due to the availability of quality housing in all budget categories. The area offers properties starting from Rs 24 lakhs which can go up to Rs 2-2.5 crore. The area offers 35 per cent ready-to-move-in apartments and the remaining are in different stages of construction.

Whitefield is one the most preferred locality in the city mainly because of the IT hub, The Export Promotion Industrial Park (EPIP) at Whitefield, one of the country's first information technology park - International Tech Park, Bangalore (ITPB).

Recently opened a branch of Capgemini has also contributed to the rising demand for housing in this locality. The traffic snarls, a major issue and deterrent for investors, may get resolved soon.

I heard that in next two to three years Whitefield is going to see a delivery of over 40 projects which are under different stages of construction and most of them are slated to be delivered by 2016. Thats great man the area is doing really good.

The price of apartment in these project ranges from Rs 24 lakhs to Rs 2.5 crores and above comprising of 1- 4BHK unit. 1BHK units are available in sizes of 450-750 sq ft, 2BHKs are within 950-1500 sq ft and 3BHK units have sizes of 1200-2000 sq ft. So far as access to Whitefield is concerned, the region currently has only two checkpoints — one through Marathahalli and the other through the Old Madras Road. To a great extent, the signal-free Outer Ring Road (ORR) has contributed to the transportation of the talent pool residing in Whitefield to their workplaces.

The ORR also serves as a link from Whitefield to the Central Business District and the international airport, which are respectively at a distance of 16 kms and 45 kms from Whitefield. The connectivity will become better once phases of the Metro Rail project take off.

The current rate per sqft going on in Whitefield is Rs 4800. Whitefield has better Infrastructure compared to Bangalore as a whole. The area is close to good schools, hospitals, hotels and residential complexes. Whitefield is now totally converted into Metro Culture. Investing in Whitefield can fetch you good returns.

As per market reports, BBMP did not pay heed to the pleas of the industries to widen the road. The road widening project was stalled till the general election, however, post the elections, there isn’t much activity in the area. On this note, industry experts quote that although the government has heightened the growth of the locality with the influx of IT and tech parks, the infrastructural development of the area still needs to kick start.

Whitefield to see marked transformation with the metro line extended up to Whitefield in the second Phase. But some of the companies are moving out to Malur Road as their properties are allocated for Metro stations, others' properties are shrinking as they give away land for the project.

Whitefield is one the growing tech hubs and industrial area in Karnataka with over 700 industries, including IT Parks, malls, hospitals, international schools and residential space. There are only two major roads leading to this area are Old Airport Road to Varthur side and Old Madras Road to Whitefield. The real estate market is going to improve after the metro comes into action. But the Old Madras Road to Whitefield sees a lot of traffic, the BBMP should widen the road to avoid traffic till Metro construction is completed.

I stay in Whitefield. Whitefield is a well developed locality with good features and infrastructures. The region incorporates the areas like Vinayaka Layout, Nallurhalli and Gandhipuram. It is enveloped by Vijaynagar, ITPL, Brookefield and Marathahalli. The region gained its popularity because of numerous IT companies and Apartments. The region is reputed because of the Sathya Sai Baba ashram and Brindavan where thousands of people come every year.

Definitely Investing in already completed projects is a better option, because risks are very limited and like you already pointed out if the price of newly launched project is going to be at par with already completed projects, why take the risk. Also you will avoid rent, even if its for investment, you will earn rent for the period.

If the newly launched projects are at a discount to the completed projects, then it makes sense. Otherwise I think investing in already completed projects is a better option.
