Circle rates fixed for registration of flats in Noida Sector-61
Q: I am desirous to know the circle rate fixed for Group Housing in Sector-61, Noida in APRIL, 2011 and January, 2013. You may kindly give additional information as to how many times, circle rates have been hiked for Sec.61 from April, 2011 upto January, 2013 and each time the per centage of hike may also be indicated.

Hi Guys, Generally speaking, circle rate is the minimum value at which the sale or transfer of a plot, built-up house, apartment or a commercial property takes place. This is never similar to the existing market rate. The market price is the value of an asset for a transaction between a seller and a buyer wherein, the price is determined by the market forces of supply and demand.
Yes, the Ghaziabad district administration has also hiked the circle rates. According to the new slabs released by the district administration, the new circle rate in a posh area like Kavi Nagar is Rs 36,000 per sq metre, while in areas like Kaushambi, Ramprastha, Vasundhara, Vaishali and Indirapuram the rate is Rs 45,000 per sq metre.
@ Santosh, The reason DA revised the circle rates is that the government is facing a loss in revenue generated through stamp duty. There is a huge gap between the market and government property prices. To fill the gap in revenue generation from properties, authority have decided to increase the rates.
As a result of hike in development charge from Rs 650 to Rs 800 per sq metre and revision of sector rates, Ghaziabad’s property gets costlier by 25-40%.Parallel to increase in development charge, Ghaziabad district administration has adopted a new policy. Under the new arrangement, new circle rates will be recovered sectorwise. Earlier it was recovered according to area divided into top Hindon and trans-Hindon zones.
Hi guys, As per my knowledge, the authorities of Noida-Greater Noida, Yamuna Expressway and Ghaziabad have increased circle rates by 40%. The new circles rates have been implemented in all the residential, commercial and industrial sectors of Noida, Greater Noida, Ghaziabad and UPSIDC properties.
Hi , Yes Sufia I completely agreed with you.According to me the increase in circle rates is close to 40%, but authority have decided not to increase the rates uniformly. There are rural areas, where the population is scattered and thin, and authority will keep the increase lower as compared to regions where there are more land transactions, and the prices are escalating. Circle rates of residential, commercial, industrial, group housing, builders’ plots in Noida Extension and UPSIDC properties have been hiked by 10-30%.
I have collected authetic information now. The circle rate for Sec.61 Group Housing was Rs.35,000 per sq.m on 01st April, 2011 and at present it is Rs.50,000/-.
I just got one link, where it says that for Sector 61, the circle rate right now is Rs 36000, i think you should check with the local authority for the perfect range. I am nt too sure about this.
Yes particularly the circles rates of NCR have raised up than before ans due the increase in demand of housing land and plots. And as per my knowledge this February the circle rates have again changed.I have no clue about that can any one help?
Hi , I think the best way to know the circle rate to get in touch with some local brokers there, who will help you with the details in that particular area. And , Mr Malakar really thanks for the info, i was also looking for the rates.
Last year the circle rates were increased from 10 % to 50 % in Noida region. So buyers will have to pay extra for stamp duty in cases in which he/she has bought property post the date when the circle rates were hiked.. I am not sure how much exactly was increased in your area.
