Hi Guys,
Any body got latest news on circle rate in Noida. I came to know from news that, authority has raised the circle rates in Noida. It is expected to raise around 20 %.

Hi Prasad,

As per news, buying property in Noida and Greater Noida will become costlier, after UP stamp and registry department increases circle rates by an expected 17-20%. With allotment rates already raised, circle rates are expected to follow. There was mixed reaction from real estate players though.

As per sources, the assistant inspector general (AIG) of the department, S K Singh, added the department will seek a 17-20% hike, though he added it is yet to ascertain if the hike will happen in the coming week or from the new financial year, starting April 1.

Hi All,

According to me, circle rates are connected to Authority allotment rates. On Wednesday, Noida Authority passed hiked allotment rates. Through media reports, we've come know the hikes were to take effect immediately, though we're yet to receive any communication from the Authority. Based on the communique, circle rates will be raised within a week or from April 1.

Hi ,

In August 2014, residential circle rates were raised by 10-17%. While commercial circle rates were raised by 2% (except in sectors 18 and 38A, which saw a 17% hike), institutional circle rates rose by 10%. There are five types of residential sectors in Noida. From August 1, plot rates for these will range between Rs 35,000 and Rs 86,000 per sq m.

According to some developers & builders, we should have continued charging apartment circle rates based on services provided,Moreover, commercial rates are unrealistic and higher than market rates. Hikes in both allotment and circle rates mean property across GB Nagar will cost more, but this is good for the region's development.

Hi Guys,
Couple of days before i came to know that, urban development minister Venkaiah Naidu has given his nod to the Delhi Development Authority’s demand to increase the floor area ratio (FAR) in the national capital.
This increase from 150% to 200% is for residential plots that are 750 sq. mt or more in size. For plots bigger than 1,000 sq. mt, the FAR has gone up to 200% from 120% and the ground coverage has been increased from 40% to 50%.

Recently i heard a news that Sachin tendulkar had requested for extra FAR in his under construction house..he wanted the extended FAR to make a Gym, but since the existing FAR of the plot had been utilized it was not extended.

FSI or FAR is the ratio of total floor area to area of the plot or putting it in a formula type

FSI = Total covered area on all the floors / Plot area.

and quite simply put is the total space that one can use for construction.

Yes you are right Hemant.. i will further explain with example..

If the FSI of a particular area comes out as 2.0 this will mean that the total floor area of a building can two times the gross area of the plot on which it is constructed...

so if the plot is of 1000 sqft and the FAR is 2.0 means that the construction can be up to 2000 sqft in this particular case.

According to my perception.....FAR will become applicable for all properties. So i think under utilised its FAR s/he may expand the floor and these are applicable for approved colonies only. No idea about unauthorised colonies and you should know that applicable for NCT and not NCR. meaning its only for delhi, and not for gurgaon or noida.

thanks friends , although i have a confusion that for new development how will it happen. Will there be new development? this the same for the existing built-up area? FAR s also apply to all urban development in the whole NCR?

According to the master plan 2021 the FAR follows as Sl. No. - Area of the plot(sqm) - Maximum ground coverage % - Maximum FAR - Maximum height in metres.For Below 32 90 350 15 - Above 32 to 50 90 350 15, Above 50 to 100 90 350 15, Above 100 to 250 75 300 15, Above 250 to 500 75 225 15
