Well Neha,
I have discussed with the developer in their office and I was told by the builder, this property is A Khatta & the clients will get all necessary papers at the time of possession. All seems good except the fact that SBI has not approved the loan which seems to be the case since they haven't signed the agreement with owners yet and that there are so many flats available still available, though the property has been practically out since June 2012.

VARS builders ARE CHEATERS!!!
We booked one 2BHK in their on going project and then when we cancelled it due to one of the clause in agreement, which was not suitable to us... they refused to return the booking amount.
After numerous calls, they are now saying that they will return the booking amount only when the mentioned flat will be sold to someone else. This was never mentioned to us. Never verbally or in agreement. We are still waiting for our money back..
BEWARE OF VARS !!!!

Glad to inform that all issues has been resolved and we are buying it as a fresh in Vars parwood. Thanks for all the support we got from Mr Krishna reddy and Mr Raj from Vars builders. : )

@Saurabh, as per your question here i want to clarify that they are not making you fool....they are registering UDS as well as Flat super built-up area also if you see in schedule A they have mentioned UDS and in schedule B they have mentioned your super built up area.
So they are registering both the things.... May your lawyer has confused in both the things.
Because i have also bought an apartment in Parkwood... My lawyer has given me green signal for sale agreement as well as construction agreement.
so you discuss with other lawyer also..... i have registered my apartment also on same terms and condition.

Hi Supriya and other buyer of Vars Parkwod,

I too was about to buy flat in Vars Parkwood. However as i was about to sign the agreement yesterday, i wanted my lawyer to review the agreement terms and condition. And i am not worried to sign the agreement because of following condition mentioned:
it says that within 15 days of signing the agreement, i will have to go for sale deed registration ( though flat will be ready in Aug'14 only). Also the registration is of UDS only and NOT FOR FLAT. Builder says it is a general practice in Bangalore to register only UDS because registering Flat means more Stamp Duty to be paid by buyer. But my lawyer says they are be-fooling me.
Hence i want to put this point in this form to get clarity from all of you who have already gone for registration.

I have recently booked an apartment in VARS Parkwood. This is my third one with VARS. From my experience, the quality of construction is far better compared to a lot of other builders, including the big ones. They deliver on committed deadlines. I have not had any issues with them so far. The promoter is pretty accessible as well.

This Project Comes under A Khata, each and every approval is there, i have gone through.....if you have any concern regarding parkwood, any one can mail me.....

I'm one of the buyers in this project. Connectivity was also one of my main criteria & hence I opted for this one. Most of the outer ring road, E-City are accessible easily. My office is in RMZ Ecospace so hardly 4 Kms commute for me.
I haven't heard of any delay in the project...right from the start, the builder maintains July 2014 as the completion date & he is still sticking on to it.

Yes you are right there was a delay as they did not get the approvals on time. Other wise the project seems to be good.
