Q: Hi, I have received an email from DLF Regarding their new project My Town at Rajapura( close to Electronic City), Bangaluru. It is an integrated township project in 75 acres of land spread along the Hennagara Lake and is in the proximity with Bicon and Cipla campus, Narayana Nethralaya, Tadmore International school, Redbridge International School, Candor International School, and other entertainment centers. Narayana Hrudayalaya is 6.5 km White field is approximately 30 Km Bangalore Airport is 60 Km Bangalore railway station is 30 Km Please guide me if it is a good project and location to buy a residential unit for End use? Guys pls pay attention to read all terms and condition, DLF has one sided agreement, Taxes are not included in the Price list & they are added as hidden cose in the agreement, we are struggeling with DLF in Westernheight project where they have recently sent a Demand note to all the buyers for Taxes..

Well after having a look of the master plan I m little disappointed as none of the units available in DLF My Town project will be having a Lake view. However few units in DLF Maiden Heights have the lake view. There is a cluster of 5 blocks beyond My Town which is not yet open for sale by DLF will be premium block as they will have the lake view at one side and lush green garden view on the other side. Maiden Heights was launched at the basic price of Rs 2800 per sq ft in comparison to the basic price of Rs 3500 per sq ft for My Town. They are selling this units first and taking the advantage of the location by telling that this project is along the lake . However the DLF Woodland heights is divided into 4 to 5 different projects and they will sell the apartments with best views and locations afterwards to earn high premium.

I think you should not worry about the builder and can go for the project as it is the best project available in South Bangalore at present.
Hey I called the sales person and he was going all ga ga about the project telling that they are getting a huge response and all... he told me that project has all the required approvals and is approved by BIAAPA, BDA, BESCOM, BWSSB, KSPCB, BSNL Home Loans are provided by almost all the reputed financial like Corporation Bank, Bank of Baroda, HDFC Bank, Axis Bank, LIC Housing Finance Ltd, State Bank of India, Kotak Mahindra Bank, Federal Bank, HSBC, ING Vysya Bank, Standard Chartered Bank, Dena Bank, Deutsche Bank, Indiabulls, DHFL, Karnataka Bank, Indiabulls Housing Finance Ltd, Central Bank Of India, Bank of Maharashtra, Citibank, HDFC Home loans If you are interested in this project we can go for the site visit together.
Hi Srinivas, I’m little sceptical about the health of the Hennagara Lake? Is it clean? I live near Bellandur Lake presently, the foul smell and the mosquitoes and other insects due to the lake are a big trouble. Can someone comment about the Lake?
The price per sq ft is Rs 3300/- + 2 lakh for the stilt parking/ 1.5 lakh for thr open parking + Rs 50 thousand for Internal Infrastructure Development Charges + 2.5 lakh for club , electricity and water connections + floor rise + orientation preference + Door facing charges+ view charges + stamp duty + registration charges. A 3 Bhk won’t come less than 60 - 65 lakh.
