Q: I am considering to buy a flat in Purva Highland off kanakapura road. The builder has no Occupancy Certificate. Is it safe to buy a flat with out OC?.
opps, missed a critical part in my above response... You should not buy this property without all the legal documents verified by independent lawyer. It seems that they dont have OC and Khata at this moment, and they are saying that they dont require OC. Dont hurry, get all documents verified by a qualified civil lawyer.

I met a sales guy sometime back. First he said we have a Fire NOC. I reminded him that my question was about OC. She till said we have a Fire NOC. I asked him again. He said Purva Highland needs no OC and Puravankara will not give an OC. Wasn't that being arrogant? BBMP should take action against such builders. They are playing with people's money. And, with Purva Highlands, its not just the OC problem, everything there is a problem. Please do not buy this property.
OC is mandatory for any builder before he allows people to take possession of the property. This certificate was made compulsory by the BBMP to ensure proper construction in the city. So if you planning to buy an apartment check all the documents.
