BMRCL has invited tenders for executing civic work on this stretch. The work on Phase II is expected to beging in another three to four months which will connect RV Road and Bommasandra.
There will be five stations constructed on the 6.34-km stretch which includes Central Silk Board, BTM Layout, Jayadeva Hospital, Ragigudda and R V Road. BMRCL has already taken up civil work on Yelachenahalli-Kanakapura Road stretch and Mysuru Road-Kengeri stretch. A few weeks ago, the legal body had invited bids for civil works on Baiyyappanahalli-Whitefield and Nagasandra-Bengaluru International Exhibition Centre stretch. The Gottiere-Nagawara line work has not seen much progress.
Land acquisition (first batch) under Namma Metro Phase II started on Friday. Property owners between Nayandahalli and Kengeri ( Reach 2) were compensated for their land acquired for metro work.
The work for Phase-II, an extension of all reaches of Phase-I, with two new lines, is all ready to start. A total of 55 properties around six acres have been acquired under Namma Metro Phase II
The amount has exceeded to Rs 100 crores that need to be paid for acquired land. Recently, metro handed over compensation to Karnataka Industrial Areas Development Board that has handed it over to individuals whose land was acquired for Reach-2 of Phase-II.
The Bangalore Metro Rail Corporation Limited is planning to borrow Rs.12,000 crore approximately of loan from various international banks and investors to complete the second phase of the Namma Metro
Yeah I have heard about it. Metro Phase II from RV Road moving towards Central Silk Board will travel over the central median near Jayadeva Hospital. For this they have to demolish the 10 years old flyover which was built at a cost of Rs 21 crores.
They do not have any other choice also ... it is not possible to demolish Jayadeva Hospital and 98 other buildings like On Mobile office, Gopalan Innovative Mall, Valtech IT Park, independent houses and apartments are marked for acquisition in BTM Layout, on Bannerghatta Road and in Jayanagar 9th Block East. Of these 46 are residential properties.
The re alignment of the metro line will acquire only 20 buildings and Rs 600 crore is expected to be saved by minimizing the compensation.
There is no point of demolishing Jayadeva Flyover, as the flyover us helping the traffic. According to sources, City in-charge minister have asked them to take the metro underground. Lets see what happens
Next Week, BMRCL will issue worth Rs 400 crores approx work order for Phase II. The first take up will be the elevated metro line connecting Mysore road terminal to Kengeri.
The working population of the city mainly holds on the IT/ITes sectors. Locations such as Whitefield or Outer Ring Road houses most of such IT/ITes offices. Extending the infra-project and including the IT corridors of the city, will have a duplex impact-it will make travelling to office easy, convenient and faster and along with that it will aid in de-congesting the fully blocked roads in the city.
With the functioning of the Metro second phase, the residents of the east-west corridors, dwelling in CV Raman Nagar, CMH Road,Indiranagar and its adjoining areas will witness improved connectivity to central business districts, in less time. Furthermore, on account of increased demand, real estate prices in the micro-markets will also hit-off due to the Metro.
Whitefield to see marked transformation with the metro line extended up to Whitefield in the second Phase. But some of the companies are moving out to Malur Road as their properties are allocated for Metro stations, others' properties are shrinking as they give away land for the project.
Whitefield is one the growing tech hubs and industrial area in Karnataka with over 700 industries, including IT Parks, malls, hospitals, international schools and residential space. There are only two major roads leading to this area are Old Airport Road to Varthur side and Old Madras Road to Whitefield. The real estate market is going to improve after the metro comes into action. But the Old Madras Road to Whitefield sees a lot of traffic, the BBMP should widen the road to avoid traffic till Metro construction is completed.
Now people in Bangalore are dependent on buses as their mode of public transport. With a wider metro network in the Phase-II, the preferences are expected to change. The metro should have a positive impact on real estate.
Metro Phase II is going to impact the real estate market of the city because of the connectivity in these areas will smoothen, capital value and rental values of the properties located there are expected to see a surge.
I agree with Mr Madhav. After Metro Phase I was operational between Indiranagar to MG Road, the real estate market in these areas impact a lot. The capital values jumped up by almost 25 per cent in these areas. The properties here became easily rentable.
Namma Metro Phase II is a blessing for the IT Professionals.Presently the metro is running only seven kilometers. Metro connectivity to Whitefield is being believed to be a boon for the professionals.
Previous Proposed Track for Phase II lines was intersecting at the Jayadeva hospital parking lot but now the alignment is changed and now the intersection and interchage station will come up opposite the cardiac institution.
Change in routes of proposed Metro Phase II second intersection near Sri Jayadeva Institute of Cardiovascular Sciences and Research (SJICR) has resulted in demolising of 160 flats, an Infosys office, a mall and owner of 95 other properties along Bannerghatta Road in South Bangalore.
Earlier it was proposed to have two stretches, RV Road-Bommasandra and Gottigere-Nagavara, which had to intersect at the hospital's parking lot with an interchange facility. The BMRC were suppose to demolish the hospital but now they have changed the plan.
