Gran Carmen Address review

Q: I liked the project and planning to buy a villa in the same. But for that i need some information about the project like which bank is providing home for it and when it is getting completed.

How villas will be there in this project and what are the sizes? How is the locality for investment purpose?

Gran Carmen offers 109 villas and the size of the villas range from a spacious 2900 sqft to 5500 sqft. Sarjapur road is one of the fast developing localities in Bangalore with good connectivity to IT hubs. Due to many residential establishments and upcoming IT companies, the area has seen an upward demand by the denizens of Bangalore.

Sarjapur road stands equal posh residential localities of the city such as Indiranagar or Sadashivnagar. The majority of the area is residential but side by side, it is also developing its commercial space.

I agree that the builder do not have any past records but I liked the project as it is just located on the main road of Sarjapur road, big club house, 8 acres of open space and there will be three types of garden

One of my friend's is planning to buy a property in this project but he is little concern about the builder as this is their first project. So no idea about the quality of the construction and reputation of the builder. Anyone booked flat in this project.

Gran Carmen is located adjacent to Decathelon on Sarjapur road. The project site is approximately 4.5 KM far from Total Mall Sarjapur road, 10 KM from Koramangala and Silk board. I am planning to book one

Are they offering only villas or apartments are also there? Where exactly the project is coming up and who is the builder?

The base price of ₹ 6650 per sq.ft. for a villa is quite competitive. However, this price is only for non premium units like south or west facing units. Pemium units with North, East or garden facing will be charged an additional ₹ 200 per sq.ft and water facing villas will be charged ₹ 400 per sq.ft. The massive 30000 sq.ft club membership will be charged a nominal one time fee of ₹ 2,50,000 ( quite low when compared to club fee of most apartments), other fixed cost include ₹ 6,00,000 for 2 covered car park, BESCOM / BWSSB at ₹ 150 per sq.ft. and annual maintenance deposit of ₹ 48 per sq.ft. per villa. This sums the total cost of a 2900 sq.ft villa to ₹ 2.3 crores (exclusive regn.). The initial booking amount of 20% of unit value is expected by the builders.
