GAUR Builder- FAR change acceptance letter

Q: I booked a flat in this project , now after one month the builder is asking me to sign a paper where it is written that i dont have any issue if the builder changes the FAR ratio. I feel cheated as the builder can change anything if we all give consent to that. When i asked their marketing people he said that it is normal in Gaur project and if they want they can change anything. I just want to know if any person who have taken flats in Gaur project also signed these type of papers ?

There is total cheating in this project, we walked to the site of GAUR saundaryam and people from GOLDMINE are selling the flats of this project, we were told that cost is included the service tax and no additional service tax will be taken. we signed the booking paper.
Now after four months of booking, we received phone from the office of GAURSONS that additional service tax will be taken. when we asked about the written commitment in booking letter then they told that the people of GOLDMINE made FAKE COMMITMENT and gaursons does not respect any commitment by GOLDMINE.

it shows that these builders want the customer to be engaged first and they will change the commitment ........it shows that if they dont respect the commitment written in booking letter....then they will do anything with the customer. such type of act gives feeling of cheating.......

Pl do never sign such paper. When any requirement come, then seeinh situation, u may consider it else not. Supreme court ordered to damage supertech tower as build after layout finalised and put guidelines if builder want to construct new tower, first get consent of 2/3 residents and apply for layout approval in authority. Many people do nt do but builder saying that all owner r signing why not .

This is common practice by the builders nothing to worry about floor plan changes. And you can sign the documents for FAR ratio change. Builders can do changes if there is some requirement for the floor modification or some additional construction but please read documents and see whether there is something objectionable.

They are planning to change the FAR, the layout has been seen on goldmine site , builder have added so many new towers & changed very near to each other, blossom layout also changed, this luxury project also changed like other , May god help buyers ...........

i have a flat in mascot manorath soho in noida extension. project is located in walking distance of proposed metro station. i am a individual investor. prize is 2 lac lower than current rate.

Hi, Mukesh the FAR normally gets changes, although this is a good practice. The builder can even change the floor plan , so ....its ok to sign the document.
