GAUR SAUNDARYAM

Q: I am looking for property in greater noida. for this i have done some research work. compare some projects through all aspects like possession time, location and builder reputation and after that decided to go for gaur Saundaryam. i have gone through the project and it seems nice luxury project from gaursons that is also a positive factor as project is from gaursons.

Hi All

Current resale prices 4000 - 4100 INR per Sqft , infact you can get even lower around 3900 as well , depending on the need and tower . I have been in touch with all the PDs and other Builders for Gaur Saundaryam and other apartments like cherry county etc ... So wait for the right time to buy it . I myself is looking to buy one in gaur saundrayam . 15 August 16, you will have Mangolia possession . and I am sure once there is a pressure of possession & registry amount , you will find investors( who has invested) to sell the flats to an appropriate rates .

Hi jatin. i think project is good for end use or even if you are looking for investment purpose. i also own a flat at gaursons and i think their projects are good according to their reputation.

Dont buy resale flats . there is a risk involved in that , wait for possession and registry . buy directly from seller . currently you wont be able to get the directly from seller , builder will surely come in the picture . AVOID buying it right now if you are looking to buy a resale flat in mangolia blue bells or wisiteria wait for 2 Months or so . prices are not going to go anywhere .

You are right if you would compare the project on the basis of builder reputation and all features, the project seems good but in real estate you have to review all aspects first only then put your hard earning money.
I have bought in the gaursons and on the basis of my experience i can say more or less gaursons is better than other builder in terms of timely delivery and construction quality of the projects. so you can buy in Gaur saundaryam, and i heard they recently launched saundaryam club that got good response from the buyers.

I am looking to buy a flat of size 1740 or 1930 sq-ft (Green belt or Park facing) in Gaur Saundaryam, Greater Noida. My preference floor is 2nd and 3rd in resale unit. Please let me know what is the current rate is going on & what discount i can look for in this project. I am looking for ready-to-move-In.

Ready-to-move-in will be available after 2-3 month for few in Phase-1 Tower. The Price in resale is Rs 4200/sq-ft. plus AI, you can only found lower units in resale and not in fresh.

As this project is on time, last demand of 10% and fit out period has been issued for Blue bell tower.

Hi,
Can someone please confirm the current Service Tax applicable?Builder had apparently increased ST from 3.65% to 4.35%. This is mainly because Central Govt increases ST from 12.36 to 15%. Previously when ST was 12.36% it was 3.09% then BJP comes increase tax to 14% then it becomes 3.5% ... Now there is Krishi Kalyan and Swach bharat added which increase up to 15%. So, I think it should be 3.75%. Why they are charging 4.50%?

Yes. even I think it should be 3.75% (25% of flat value). In fact, for new buyers, they are charging 4.50% (which is 30% of flat value). I think they are charging it fully as they are not ST they are additional cess.

Hi Jatin,
They have also launched new tower size of 1650 sq-ft. named as Jasmine Tower, you can look in that. In comparision to Gaur Saundrayam no doubt Saya Zion also very gud project but their price is comparatively higher that Saundrayam, quality wise i feel both are same as per my personal thought.

They have launched 1 more tower, Amantha and flat sizes will be 2590 sq-ft. When the project was initially launched, there were supposed to be 2 towers, now there will be 3, not sure if they have got the changed layout approved by Noida Authority.
