As far as I know the project has been approved by BBMP and banks like SBI, LIC and Axis. But what I want to know is what is the status of the project. Is it ready to move in?

Hi All , By default G+3 is the normal permission given , but i see G+4 is built. Can any one please confirm G+4 is approved by BBMP , or top floor is constructed without permission. I also checked for OC , they are telling once people occupy and Association is formed they will apply for it.
OC is an essential legal document that has to be obtained by the builder once the construction is complete. This ensures that the building has been constructed in a completely legal way adhering to the approved plan.
The builder is giving block wise possession so may be he will applying for OC once the project is completed. But I think he can go for partial Occupancy Certificate also.
Partial OC is granted to large projects that are being developed in different phases or blocks. According to experts, once a specific phase is completed, the concerned authorities after inspecting the building grants it a Partial OC. Simultaneously, as the next Phase finishes, partial OC is given to that as well and so on.
The builder is not providing the occupancy certificate which is mandatory for A khata. Also, the construction of an extra floor is a violation. What do you think of that?
Occupancy Certificate is very much necessary with this document it is very risky to buy a property and it will be difficult for you to sell off the property. Hope you know about Campa Cola in Mumbai which was about to demolish.
Only after the issue of the Occupancy Certificate a builder can occupy a building. The certificate is issued under the provisions of by-law 5.6 of the Bruhat Bangalore Mahanagara Palike Building By-Laws 2003.
I went there today and the marketing guy over there told me that once people occupy and Association is formed, they will apply for it. Did he tell you specifically that they will not provide OC ? Any response will be much appreciated. Thanks !
Hi everybody, I am planning to buy a flat in Innovative Aquafront which very closer to Doddenkundi lake. In Google maps I could see the lake is less 100 meters from the project. Is it good to buy such a property? Also, land would be legal? Please guide me here.
Hi Armaan, The only concern with Aquafront is that they have 5 land owners it seems, we need to thoroughly check the titles and approvals from the local body with a good lawyer if the booking is done.
Hi, I work for BOI, BOI also approved this project.. for approval process bank panel layer verified these documents and gave go ahead for approval. Till now we didn't find any dispute in this project in any aspects.
Hi, I am planning to book 2 bhk in C block... Builder assured that amenities will be completed only after completion of building constructions. I have seen petal on mar 14, swimming pool was in construction.. actually it looks like kids pool,, seems to be completing amenities for name sake. have to demand builder for proper declaration on amenities quality.
Hi, I booked 2 bhk in aqua front c block, Asked more than 1000 queries and builder patiently cleared all my queries. Now almost 80% of work is completed. Builder provided what they commit and very cooperative. Overall this is best in G+4 category.
Regarding amenities , builder assured that will provide standard and best amenities as they commit and regarding swimming pool they commit they will provide best under g+4 category. Depth of the swimming pool will be 5 feet as per bengaluru municipal guidelines. Output of this project seems to be value for money with all decent features.. Work is in full swing.. Expecting my possession in Apr/May 2015..
Hello i have booked 2bhk in E block,the possession is in may 2015,ther is definitely delay in Amenites in all the builders.This land is already verified by 2 of my friends who have already booked here.There is no dispute.The main concern is the posession date.but the construction work progress looks fine.Any one please open a group who has booked flats here Ajit.
@Rohan, I have booked 2BHK apartment in innovative aqua front in E block the possession is May 2015. Two of my friends who have booked here have already verified the papers. It looks okay.
Before booking here, pls check innovative petal which is nearby. Builder has not delivered any of the promised amenities. He is also not commiting on any date for completion also. He insisted not to add any of the amenities to the agreement. Now that he got all the money, he is not doing any work here.
Hi Abishek, we booked the flat for 3400 per square feet when we booked two. He is not negotiating more. basically I feel it depends on his mood :) and so u can try ur own. there are negotiation chances I guess. I am feeling bit nervous now reading all these craps for the builder. Please tell me whatever you know about him as my booking amount had already been deducted. :(

Also I have read a post about one fake builder named as Malla Reddy in hyderabad. Is he the same builder? ( I am also investigating)

Sankar, how do you come to know that G+3 only in the BBMP approved plan, because in the prospectus and every plan he showed as G+4 only. How to verify this?
Sankar,When i had a discussion with builder..they said they are positive about getting approval for G+4 as they have not yet got approval for G+4..they are marketing for G+3 only for now..better confirm with the builder..

Just check who is the land owner for this. If it is Krishna Reddy, all his properties are under litigation. The earlier project of innovative constructions - innovative petal is also under litigation. More over the bulder has not completed that project on time. PLs visit innovative petal, see the condition urself before booking.
Satheesh, how did come to know about the Innovative Petal litigation. Any good source? The Innovative person confirmed that an extra floor would be constructed and only G+3 will be shown in the plan.

After that I enquired with builder, he said yes. The case is against land owner and nothing on him. He says this case is not a major one. Not sure on the severity of the case.
Also regarding extra floor I am not aware of. Thanks for sharing this. He told there are Zero deviation. If an extra floor, it is absolute violation. So, What have you decided. Are you planning to go or not?
@ Ramakrishna - I have not yet started the nego. @ Satheesh - Yes same here, however not sure where to get the data from Also FYI, no approvals have been received from any banks. They are yet to approve. I am sure the flat will have deviation
Sankar, Also I heard there are five land owners, so verifying all the titles will be painful. Anways it is lawyers job. I had a discussion with builder yersterday, he says they have done soil test. Who knows what is the fact. Already Innovative Petal in litigation, if five owners for this land, I dont know how many would come. Still I am also in a confusion. Sankar, from google maps I could see the lake is just 100 meters away from the property. So mosquitoes may be a problem. Anyways that will be more problamatic for F Block residents. Since, they have opened booking only for A, B, C, I believe you are planning one of it then it will much of a problem. Location wise it is very ideal. There are more than 3 ways to reach main road - 1) Via Total Mall 2) Via Karthik Nagar 3) Via Basavanagar. I am planning one in A Block. Seems to be a nice location. However, I am bit hesistant as it is nearby the lake. He promises to leave 65% of space. Is lake nearby a nuisance/problem n future? Any idea?
The expected possession date of the project is by 2015 and the project is known to be approved by BBMP and banks like SBI, LIC and Axis. They are giving cauvery water also.
