It is advisable to go for properties having A Khatha as in case of B Khatha you are not entailed to have building license, trade licence or loan from banks or any other financial transactions. B Khata is a temporary measure which will allow you to buy or sell a site, but you will face problems when you go for construction.
A khata is the genuine khata as many people are cheated by the developers to buy illegal sites, while B khata is B register for just collection of taxes is for illegal site entry. May be your plot is enter into B register because of many reason. Now the problem is that you cannot be sale the site, cannot get bank loan. You will not get house loan approved and you cannot convert it to legal A khata.
To be on the safer side it is better to buy a property which is having A Khata rather than buying a property which is having B khata as you may face problems in getting loans for B khata property.
