Home or Plot

Q: I am planning to invest in Bangalore but I am confused whether to invest in plot or home. Please help.

Investing in a plot is always beneficial as you can develop it the way u want. As well as you get a good resale value for plot rather than investing in a home.

You can even sell a plot faster than an apartment. The reason is an apartment sells only when it satisfies the taste and needs of a buyer but if the location and dimension is proper, the plot sells in jiffy.

The value of an apartment will not increase over the time, as location and infrastructure plays a key role in price rise for both apartments and plots. But, the price rise can get affected with the age of the building structure.

Due to the demand supply dynamics plots witness higher price appreciation. Plots appreciate more because their supply tends to be lower than that of apartments

I feel apartment buildings are inflexible property and there is only certain limit of appreciation it can generate over time but for long term I feel purchasing land is a good option.

The price appreciation for plots are faster than that of ready-made properties. Moreover, a plot will never get affected by time but a building structure can get dilapidated over the time. :) :)
