Q: As per the builders website the size of apartment varies from 1636-1717sqft (Ground floor with Garden). How come people are selling apartments with size of 1750-1800sq ft.. amazing isnt it... is common floor hand in glove with the property dealers nexus?

The size shown on the Sobha website is the original plan at time of marketing, before the project was completed. The size of 1752 sq ft is the actual size on project completion and on the registered sale deed.
Marketing the apartment smaller than what it is, is a common ploy done by developers to make buyers believe they are getting a spacious flat for a low price. The area is corrected closer to possession date of the project and the increased area is charged to the buyers.
Hi Milind, thanks for the reply. Since commonfloor is a commercial concerns with contracts and business relations with the builders, is it not the websites responsibility not to allow posting of apartment sizes which are in excess of maximum size of the apartment in the whole complex ???
Hi Atul, I do not think Commonfloor has anything to do with the listing as these listings are done by the property dealers themselves and they have given the size as approximately. So it is better if you are buying property directly check with the builder.
