It is available as a certificate called encumbrance certificate from the sub registrar office where the deed has been registered, stating that the said land does not have any legal dues and complaints. 3) Verify whether the layout has been approved by the City Development Corporation and the local body. 4) Be sure to research any contingencies, which may hinder the development of the property. Determine if the plot of land has the necessary infrastructure to build your home. There should also be a deeded right-of-way, allowing the right to build a public road or accessibility to the land. 5) Ensure that planning permission and building approval has been obtained from City Development Corporation from the local body concerned. 6) Check whether the abutting or neighboring road of the plot has been maintained by the local body or has been handed over to the local body. 7) Verify the land-use zone as per master plan for the plot.

Latest Answer: I could not stop my self laughing reading the reply. Atleast 6 apartments are for sale in the society ranging from first floor to 9th floor but at the asking prices of Rs 1.02 cr to 1.35Cr no deal has happened in last 6 months atleast. I am too looking for self usage but not at any price. Wait patiently no deal is running away beware of agents/consultants (they dont have any one to close deal tomorrow) so dont panic.
