Q: Which will be a good option for investment purpose in Bangalore at this point of time Sarjapur road or KR Puram?

The real estate market in K R Puram has been booming in the past few years, as there are many software firms coming up in their close proximity and the area boasts of having great connectivity to other parts of the Bengaluru city. The real estate values of this land have gone up in the recent times, and there are many upcoming flats for sale in K R Puram ranging from 2BHK to 4BHK as per the requirements. Few of the apartments found here include JJC Lake Vihar, Aishwarya Excellency, Lake Vihar, Krishnageet Shelter and Brindavan Enclave.

Hi Guys!!! If you are investing in any area you should check for things like whether the area is having good educational institutions, hospital and other facilities. My vote goes for KR Puram. There are 4 lakes in and around KR Puram which keeps the weather cool in the area. The Yellammappa Shetty Lake situated just outside the eastern limits of Krishnaraja Pura, the largest lake in Bangalore. The area is surrounded by many reputed well known international schools, ICSE schools, engineering colleges and upcoming post graduate colleges and the affordable rates of apartment makes the locality extremely attractive.

I have been staying in KR Puram from past so many years. KR Puram has recorded an upward trend in property prices since its inclusion as a part of the BBMP a couple of years ago. Earlier the place was constituted of broken paths, debris and bumpy roads but now the area has been transformed and the infrastructure is way better than before. Property owners who have bought land before 2011 have profited immensely.

Sarjapur road is one of the fast developing localities in Bangalore with good connectivity to IT hubs. Today Sarjapur road stands equal posh residential localities of the city such as Indiranagar or Sadashivnagar. The majority of the area is residential but side by side, it is also developing its commercial space. Sarjapur is slowly and steadily blooming into a commercial sector. Almost all the popular developers and builders are investing in real estate of this area. The investment in the area is liable to be fruitful and turn out as smart money

After seeing all the comments I feel I should go with KR Puram. What is the price trends in this area?

The price trends on K R Puram have been witnessing various ups and downs. The price per sq. ft. was at Rs 3315 in Oct-Dec 2012 quarter and then price depreciated to Rs 3114 in the quarter of Jan-Mar 2013. In the Apr-June quarter of 2013, the locality price appreciated to Rs 3215 per sq. ft.

The price of residential apartments for sale in KR Puram is in the range of Rs. 4493 to Rs.6698 per square feet, whereas the price of residential plots for sale is Rs. 20963 per square yard. Located towards the east of Bengaluru city, K R Puram has indeed transformed into a lucrative destination for residential properties. Investing in this locality is definitely a sure shot route for higher returns.

KR Puram is located on the National Highway 75. The Baiyappanahalli metro station is just 3km away. The proposed Peripheral Ring Road and widening of the Old Madras Road will improve connectivity which is also increase the demand. The only issue in this area is the water supply. Until recently, there was no Cauvery water supply here at all. Once the Cauvery stage 4 phase 2 supply was inaugurated last October, residents were hopeful of getting water.

Hi Guys!! Even I am staying in K RPuram. People working in Whitefield and Hebbal always prefer to stay in KR Puram as the area is close to these areas and also because of the property price in this area is still affordable and the rental value is also less. The area has a healthy mix of apartment complex, independent plots and gated communities. The six lane old madras road is almost completed and the Byappanahalli Metro Station has also contributed to the fast development of area.

I have been to KR Puram and the area is a mix of both old and new Bangalore. However the property price has gone up in last couple of years and it is expected to continue for some years. It is expected that in the next five years, the area would witness an average price appreciation of 91%. So as feel investing in this area will be a good idea rather than Sarjapur road.
