Its true that Whitefield is much more developed than Hebbal. However the prices in Whitefield have not yet shot to their max. There are nearby areas such as Varthur and areas ahead of Hope Form, wherein major builders are investing and building properties as these areas are much closer to the city center - IT hub. My Dad does some part time property agency work and has recently told me that the prestige property in Whitefield showed an increase of rs. 400 per square feet in a matter of 1 day. Prestige LakeSide Habitat could be a great buy. My dad works closely with Prestige group, he can also help in getting you some cashback and advise on few of the apartments/corner sites not available for sale to normal customers.
Hebbal is developing area, While Whitefield is already developed. Investment in hebbal will get maximum returns. Whitefield also yield returns but not as much as Hebbal.
The connectivity in Hebbal is good but traffic congestion is there for which the civic authority has planned to broaden and upgrade the Bellary Road leading to BIA. It is also found that the daily traffic volume in Hebbal is increasing. But in this case Whitefield has excellent connectivity and the connectivity is expected to improve more after the completion of planned Peripheral Ring Road Phase I and Bangalore Metro Rail.
As far as I know due to the increasing traffic chaos on 100-metre-long bottleneck between Hebbal flyover and Kempapura entrance, the civic body has planned to widen and upgrade the Bellary Road leading to BIA. However, it has failed to solve the crisis. The Hebbal flyover was inaugurated in 2003 and was built in 26 months at a cost of Rs 43 crore. It has four loops which add up to 5.23 km
In the Apr-June quarter of 2013, the price trends in Whitefield is Rs 4550 per sq. ft. In future the price of property is expected to go up. In the Apr-June quarter of 2013, the price trends in Hebbal is Rs 5220 per sq.ft. By 2017, the average price realisation in Hebbal would touch Rs 8,230 per sq ft. Anyone investing in a locality should check for the area which is having proper amenities, education institutions, social infrastructure and other things. I would say that Whitefield is having many reputed educational institutions like The Deens Academy, St Mira’s Heritage Academy, St Thomas School and Delhi Public School. Whitefield is also having malls like The Forum Value Mall, Inorbit Mall, Phoenix Market City Mall and Ascendas Park Square Mall. So obviously people will prefer to stay in such places where good schools and amenities are there.
I am with Mr Roshan.... I also feel the real estate market in Whitefield has come to a saturation point but Hebbal has a great potential and the properties have started seeing the appreciation. The Outer Ring Road, The Manyata Tech Park and Kirloskar Business Park are easily approachable from Hebbal attracting many IT professionals to seek residency in the area.
What I feel is that if you are planning to invest in a property in Bangalore then one should go for Hebbal as one can expect good appreciation in future and if you want to go for affordable housing with all the amenities then Whitefield is the better option. Home buyers interested in buying villas can go with Hebbal as lot of villas projects are coming up from retupated builders like Prestige, Hiranandani, Sobha and Brigade Group. Whitefield is also coming up with villas project but builders are not so reputed.
As per my knowledge, Whitefield has a more cosmopolitan and established crowd. Even the amenities offered in the Whitefield projects are much better than those in Hebbal for which the average rental values in Whitefield are more than those in Hebbal. :) :) So Mr Arunabha you have absolutely taken the correct decision. Whitefield offer both villa projects as well as affordable projects. But it is said that residential sales in Whitefield will continue to increase because of the affordable rates and the area is also close to workplace centers and the enhanced retail and social infrastructure. Whitefield has seen an upward trend in realty market due to a high number of IT companies in the neighbourhood. So people working in Varthur, Marathahalli and Brookfield prefer to stay in Whitefield.
Hello Kanthi, The real estate market in Whitefield has come to a saturated point. Hebbal has seen large number of projects both mid-segment and upper-segment. Hebbal has seen a complete makeover in the last decade. The area has gained importance as a preferred destination with the establishment of Bengaluru International Airport at Devanahalli. In next five, Hebbal is expected to see an average price appreciation of 94 percent.
@ Roshan, No doubt Hebbal is emerging as one of the hot residential destination but I have seen the demand for properties in and around Whitefield is increasing because of the connectivity, proximity to workplaces and other social infrastructure. The residential properties in Whitefield is also increasing because of the increasing demand for office and retail space.
