Prospect of Sector 1 ,Noida Extension in future

Q: Hi, kindly share that whether Sector 1 ,Noida Extension is good for investment purpose or for end users???What kind of returns is expected after 5 years if i invest in now.

Hey Guys,
I heard that builder is providing assured rental till possession!!!! Is it true? How is the flexi payment plan works for this project ?

Hi Aneek Das,
Yes, you heard right. Builder is providing 11% assured rental till possession. Here flexi payment plan is like :- You have to pay -60% of total amount + 50% of other charges within 30days, 20% within 18months from date of booking, 15% within 30months of booking, 5% + 50% other charges at the time of possession.

Expected possession of this project is around February 2018.

As per my knowledge, Noida Jal Board is supplying water to sector 1. UP state Electricity board is providing electricity to this sector. Airwil Smart ville is one of the popular residential luxurious project , just 5mins away from Sector 52, SAI temple. Fortis hospital is around 7mins drive away from this project. Sector 32 city center metro station is around 7-10mins away from project.

According to me, this project is located in one of the posh locality. Proposed metro station is very near to this project. Noida city center is around 10 mins away from this project. This project is close to 200 acres sports city. This project is located in such a location which is becoming an investment hub & attracting many investor and end users towards it. This is an luxurious project having all luxurious amenities & features. Being located in sector 1, this project has no issues in connectivity.

I think the area is still in the development phase and it does have a bright future as there are reputed projects from builders like Amrapali that are in the area and surely will grow. The price trend here is in the vicinity of Rs 3000-3300/sqft.

As per my knowledge, in year 2010 the average residential price of this location was around 1750/sq-ft. This price has touched around 3650/sq-ft.
So it concluded that this area price is growing rapidly. Significant amount of price has changed in these years.

I guess if you invest in this area now, you money will double within 5 years. Indian real estate market is a play of long term not short term. Money will never become double if, you do not give time. Time plays it all. the more the time in realty market, the value of the money will rise equally. Looking at this place, it has very good location to live which will help the investors to get great value of appreciation in future.
