I am planning to buy a property in Bangalore. My friend's and relatives suggested me to go for Bellandur. I want to know what is the reason behind this?
I am new in Bangalore and thinking of buy an apartment in this locality but before that I want to know about the water supply in this locality which is very important
Bellandur is one virtue location where there is an availability of natural water source. BDA is planning for refreshing of Bellandur Lake and they have prepared the detailed report.
In last one year, Bellandur recorded a significant increase in the price of apartment complex and yet the locality manages to remains attractively affordable. This is because real estate developers are offering a plethora of 2 and 3BHK apartments equipped with average to mid-luxury amenities in almost 80 per cent of the projects.
The locality witnessed an average increase of around eight per cent with the Highest Locality Price clocking an increase of approximately Rs 5,000 per sq ft in mid 2013. The lowest Locality price recorded in the said period was around Rs 4,600 per sq ft, registering a five per cent increase in July-September 2013 as compared to the April-June 2013 quarter.
Recently the locality seen a good demand for residential purpose. During the second quarter of 2015, the average going rate for apartments in this area stood at 5500 per sqft
I feel the main reason why IT people are getting attracted is the close proximity to work place and connectivity to to ITPL and to Electronic City via the Ring Road, Silk Board Junction and Hosur Road. The locality has good bus connectivity to almost all CBD areas in Bangalore.
The locality has good connectivity to CBD areas and prime locations like Whitefield, ITPL, HSR Layout, Sarjapur, Marathalli, Koramangala and Indira nagar through bus. Moreover, The flyover at Bellandur junction has improved the connectivity towards south and east by reducing the travelling time.
Mid segment IT professionals prefer to live in Bellandur because of presence of wide range of eateries, short commute to work, proximity to malls, broad roads and proximity to highways. professionals.
Brindha Residency, Rohan Jharoka II, Aditi Tropica, Kethana Accolade, Malibu Bonita, Kristal Tavern, Orchid Lakeview, Sterling Ascentia are some of the ongoing projects in Bellandur.
Aditi Tropica is one of the ongoing project by Aditi projects. The project offers 2 and 3 bhk apartments with size ranging from 1375 sqft to 1810 sqft. The project is known to be approved by BBMP and it is also offering all the modern amenities.

The price trends on Bellandur have been witnessing various ups and downs. The locality price was Rs 4663 per sq. ft. in the Apr-June quarter of 2013 which has appreciated to Rs 4987 per sq. ft. in the July-Sep quarter of 2013.
Bellandur area is well developed and the area is well connected to all the other parts of the city. Bellandur have reputed schools, hospitals, eateries, super markets etc. The region is in the phase of development and the Real Estate is also blooming along with it. So, it a good choice to invest in this locality.
They are trying to save all the lakes in the city....There is another lake near Bellandur lake that is Ibblur lake. Recently fencing work has commenced on the periphery of Ibblur Lake. The work is being undertaken by BDA as the first step in the lake restoration plans driven by the Save Ibblur Lake community group.
If you are buying a property near lakes you can get a nice view, greenery and ventilation. But the disadvantages is that you may get filthy smell, mosquito problem etc.
I feel yes.... The project is going to harm the lake drastically and this will lead to depletion of groundwater level in South East Bangalore. We the residents of Bellandur are demanding the government to cancel the project in the larger interest of the public.
Ministry of Environment and Forest and BDA are are trying every possible way to save the lakes in Bangalore city. They are also planning to initiative to save the Bellandur lake as well.
Yes it is true that the construction activity on the land proposed for the Special Economic Zone has been going on in full swing in the catchment area of Bellandur lake. The developer of the proposed SEZ has been asked to stop the construction work until the No Objection Certificate (NOC) is obtained from the Lake Development Authority (LDA).
Bellandur is an important locality settled towards South-East of Bangalore. The region is highly known for the Bellandur Lake which is the largest lake in the Bangalore.
Advantages: The area is well developed and it is good for end use. The area is very close to offices like Prestige Teck Park, Insoft Technologies and many other business parks.
