Q: I have already booked a flat here but feel that carpet area being offered is less with reference to the super built up area of 1100 sqft.

How is the review about this project? What are the project advantages?

As far as I know the project has received good response and the review among the customer is also good. The project advantage are as follows: 1) location is well established, 2) Vaastu Complaint, 3) Proximity to Metro Station and 4) Close to college, hospitals and schools.

They are giving Rs 300 off on basic price offer for Phase 1 and in phase 2 they are giving one car parking free if you are booking a 3 bhk flat

The project is offering 2 bhk and 3 bhk apartments but what is the built up area and how many apartments are coming up in this project?

There will be a total of 212 units in this project and the built-up area of the apartment ranges from 1065 to 1650 sq. ft

generally the carpet area includes your balconies as well , my guess is most builders claim 73% of SBA will be carpet, need to check this

Cons of Whitefield locality are 1) The key challenges in the region include poor street lighting, heavy traffic due to narrow roads, less number of footpaths, road-side land encroachment, illegal slums and rampant construction all around.

2) there is an acute water crisis in the region. Borewells have been exploited thoroughly and water tankers are currently the main source of water.

Pros of Whitefield locality: 1) The key factor driving future growth in the locality is the proposed Phase II of the metro corridor which will be 18 km long.

2) Currently, over 30% of total Grade A office stock of Bangalore is found here. Moreover, the locality boasts of a total stock of about 30 million sq. ft. office space.

This is FIRST project from Saroj which is A Khata. I already checked with my lawyer and he confirms.

hi, I am planning to book an apartment here. I am particular about OC , have they given that in writing in Sale deed. I also read that solar water heater is a must for getting BESCOM connection, there is no mention of solar water heater. ANy news on that?

Hello All,

Is Property delear is giving writtern communication for CC/OC and Individual A Khata in the agreement?
Could somebody give idea about CC/OC and Individual A Khata detail, because Saroj group all old properly is having deviation so no one have A khata.

The current rate per sqft they are quoting is Rs 3600 which is slightly negotiable and they are planning to give the possession by May 2015.

CC has already been obtained and I have verified the same through my lawyer, OC is obtained only at the time of possession , the building has A khata. however it is advised that each of you take a legal opinion from your side. BTW we got it mentioned in the agreement

Hey Nagesh, I too thought the same way and went ahead, compromising on the carpet area, thinking that other things may compensate this aspect. I also checked up few other new flats being offered by other builders and found that carpet to sba comes in almost the same range as Saroj is giving. But speaking to some of the friends, they say, carpet area is generally 75-80%.. hence was little confused.

right now they are quoting 2950 p sqf. Otherwise I felt the project is decent and the model house is also good. It would make a nice home, if developer builds and delivers as per the model flat.

Yeah even I feel the same that the carpet area offered is less but in Bangalore usually builders are offering 30 to 33 percent of loading area.
