hi, I am planning to book an apartment here. I am particular about OC , have they given that in writing in Sale deed. I also read that solar water heater is a must for getting BESCOM connection, there is no mention of solar water heater. ANy news on that?

Is Property delear is giving writtern communication for CC/OC and Individual A Khata in the agreement? Could somebody give idea about CC/OC and Individual A Khata detail, because Saroj group all old properly is having deviation so no one have A khata.
Even I am planning to buy a 2 bhk property in this project and I have inquired about the same, the concern person told me that they are going to provide A Khata as well as OC for this project.
CC has already been obtained and I have verified the same through my lawyer, OC is obtained only at the time of possession , the building has A khata. however it is advised that each of you take a legal opinion from your side. BTW we got it mentioned in the agreement
Hey Nagesh, I too thought the same way and went ahead, compromising on the carpet area, thinking that other things may compensate this aspect. I also checked up few other new flats being offered by other builders and found that carpet to sba comes in almost the same range as Saroj is giving. But speaking to some of the friends, they say, carpet area is generally 75-80%.. hence was little confused.
right now they are quoting 2950 p sqf. Otherwise I felt the project is decent and the model house is also good. It would make a nice home, if developer builds and delivers as per the model flat.
