I am planning to buy a apartment in Saroj Symphony. the construction quality is k. and there are giving the offer for Phase 1 is 300 rs off on the basic cost and in phase 2 if we buy 3 bhk flat we will get one more car parking free.

Didn't know that they are giving offers.. Saroj Builders is one of the well known builder's in the real estate market and they are giving good offers also. Offers seems to be good and you can go ahead if all the documents and approvals are in place.

Please dont buy in saroj symphony, committed some thing they will do some thing
1, Committed possession on Nov 2014 but still now no possession , Project will end on 2016 not sure.
2, Once you paid the advance amount, they ask to put signature like no modification and from their builder side alteration and modification allowed .that means whatever shown in the model flat will not get you :)
3,Civil work is pathetic, wall are not proper aligned.
4, All walls are cracked,
5, Windows wall all are zick zack Please check it directly

A 2 bhk in this project will cost you around Rs 52 lakhs approximately. The possession date is bit confusing some are telling it will be completed by August 2015 and some are telling by October 2015.

I found few of the miscommunication from Saroj Symphony.

1) Initiallly they commited for siemens electricity, but now provideing Legrand.
2) The tiles which they have commited as per demo flat bathroom, now they are not providing. They changed the tiles.
3) If the customer is looking for some changes then customer need bring those item. like if you are looking for western commod size change, then you have to buy from market and provide then whether they are also tieup with same company.
4) For 2 BHK customer, Now they are providing shared car parking.

Means the commitment which they offered to customer, now they are denaying.

We all should work on those issue and check with them.

I have booked a flat already. I felt little sad initially, when i requested for couple of change; they said it is chargeable smaller additions and no refund/compensate for removing bigger utilities. Customer facing folks are little stringent favoring on builder side :( Rest seems ok now. They have promised for oc,a-khata, so i have proceeded.

This project was launched just 5 months back..i.e phase I and phase II was launched 4 months back. The launching price was around Rs 2,526 and the current price is 2,950 per sq ft so I guess it would be good for investment.
