The concept of ‘group buying’ is fast catching up with the home buyers in the city. This helps in a better bargaining position for the home buyers if round 10-12 like minded families come together and approach a real estate developer for booking apartments.
Group buying helps buyers to have higher discount while buying properties. They get heavy discount in the property price as well as in other membership costs and maintenance. The developers give these discounts as they get a number of buyers at one go and the economy of scale works.
In group buying there are certain rules which will not be there in a written document. These special rates are also not given at the launch of the projects as the rates of the apartment are already discounted. In group buying numbers have to be significantly high to avail these discounts. The minimum number of confirmed buyers has to be more than 10 and that too in the upper-mid or luxury segment.
I will be booking soon but i am look for some more details about the project like size of the apartments, approvals etc. We can go for group buying also what say :) :)
The project offers 2 and 3 bhk apartments with size ranging from 1048 sqft to 1437 sqft. There will be 150 apartments and it is a base+ground+ 7 floors structure. The project is known to be approved by BBMP.
Thanks Sagar for providing me the details. I think they are offering apartments at an affordable rates only. I will be going on Sunday for a site visit and then finalize an apartment. What about you Mr Tejesh?
Hey Kailesh, The project is located near nice road, behind Indian Oil Petrol Bunk, Kanakpura Main Road, Talaghattapura Village. The price of apartments in this project ranges from Rs 39 lakhs to Rs 51 lakhs approximately.
