@Yogendra : According to me Shanders Splendour would be good project. The price for 2bhk will come around Rs 75 lakhs for 1240 sq ft. The expected completion date is April 2015.

You can save lot if you opt for uncovered parking for your car. Although most of the bank related charges are fixed, you can still reduce the price by choosing a suitable bank which can guide you and offer you the best loan scheme with the best interest rates and EMIs. Ensure that there are no hidden charges in the loan process.

You can negotiate with your builder to pay a lesser amount for the membership fee. If you succeed, you can save 20-30% on the fees.

What is the ongoing price trends in Vijay Nagar ? Is it a good idea for investment for long term. ?

Hey as far as I know the price per sq. ft. ranged between Rs 3346 in Oct-Dec 2012 quarter and then price appreciated to Rs 3579 per sq. ft. in the quarter of Jan-Mar 2013. In the Apr-June quarter of 2013, the locality price appreciated to Rs 3599 per sq.ft So around 7 - 10 percent was appreciated in the past one year.

Also If you are planning to invest, it will be good option as you can get good returns in future. As per my knowledge it is good for long term investment. But I would also suggest you to do hard negotiations on the prices as builders dont do negotiations. The prices are very stable here so it won't go low again.

Any idea about the connectivity from Vijaynagar to other parts of the city?

@Balaji : The area is well connected with other parts of the city. It is just 6.8 km from Bangalore City Railway Station and 40 km from Bengaluru International Airport. It is very close to Majestic Bus Terminus, where you can borad buses to different areas and even BIAL buses are also there. Bangalore City Junction ( Majestic Railway Station) is around 6.8 km . Vijay Nagar metro station is within the radius of 2 km.

Human Density per sq ft is less so there wont be any water problem.

@Yogendra : Hospitals within the radius of 3 to 4 kms are Global Hospital and Shobha Hospital. Some of the reputed educational institutes within the radius of 5 kms are Oxford School and KVV High School. Colleges such as PES Institute of Technology, the Bangalore University, Indian Institute of Fashion Designing and the National Law School of India University.

Vijay Nagar is a developing locality, and according to experts, this region will have more demand in future because of developing metro line and good connectivity.

The Metro construction work is under process. Vijay Nagar is also encompassed by a good number of schools and colleges. It is good for long term investment as you can expect good appreciation within 3 to 5 years. Chandra Layout is the fastest growing localities of Vijayanagar.

Social infrastructure, in addition to connectivity the area has also played a major role in adding to the number of property transactions in the region.
