I would suggest you to go for Prestige Westwood or Sobha Indra Prasthan. The price per sq ft is Rs 8,000 for Prestige and Rs 11,345. The expected completion date will be by dec 2017.

Hey you can do negotiations on car parking, as a buyer you can ask for discount on the parking fee. You can also check bank related charges as you can still reduce the price by choosing a suitable bank which can guide you and offer you the best loan scheme with the less interest rates and EMIs.

@Balaji : Some of the upcoming projects are Prestige Westwood by Prestige Group, Sobha Indra Prasthan by Sobha Developers and Purva Sunflower by Puravankara. The price range comes around Rs 8000 - 10,000 per sq ft.

What is the ongoing price trends in Rajaji Nagar ? Is it a good idea for investment for long term. ?

The price trends on Rajaji Nagar have been witnessing various ups and downs. The price per sq. ft. was at Rs 8754 in Oct-Dec 2012 quarter and then price depreciated to Rs 7976 in the quarter of Jan-Mar 2013. Around 8 perc appreciation has been found.

If you are planning to invest Rajaji nagar can be good option as you can get good returns in future. As per my knowledge it is good for long term investment. But I would also suggest you to do good negotiations on the prices as normally builders don't do negotiations.

How is the connectivity from Rajaji Nagar to other parts of the city ?

The area is well connected with other parts of the city. It is just 3.3 km from Bangalore City Railway Station and 35 km from Bengaluru International Airport. It is very close to Majestic Bus Terminus, where you can broad buses to different areas and even BIAL buses are also there. Malleshwaram Railway Station and Yeshwanthpur Railway Station is within the radius of 5 km . With the Namma Metro starting soon, this place will have very good connectivity.

How is the social infrastructure there and also please help me out with reputed schools and colleges ?

Some of the reputed educational institutes within the radius of 2 km are National Public School, Venkat International School and Venus International Public School. Colleges such as Oxford Science and Management Institute, MES college and Vivekananda College of Law. Orion Mall, PVR Cinema, Inox mall and Mantri Malla is within the radius of 6km. Also Star Bazar, Big Bazar, @home, House Full Furniture Mall are near by.

Rajaji Nagar is surrounded by a good number of schools, colleges and malls. It is good for long term investment as you can expect good appreciation within 3 to 5 years. The average price range in Rajaji Nagar will be around Rs 8,196 per sq ft.

@Balwinder : Social infrastructure, in addition to connectivity the area has also played a major role in adding to the number of property transactions in the region. This place is in close proximity of Metro Station which is hardly 0.5 km away. Subramanya Nagar (Rajaji Nagar Second Stage) is a good locality with well connectivity. Human Density per sq ft is less so there wont be any water problem.
