Q: Hi I know Dwarka Expressway is a very good place for end users and investors, I want experts to discuss about the place and suggests about the Dwarka Expressway.
The capital values on Dwarka Expressway have more than doubled to Rs 5,250-7,500 per sq ft during the last couple of years due to the rise in demand. Due to higher land values, future supply in Dwarka expressway will be in the range of Rs 7,000-8,500 per sq ft or even higher.
Commercial development has announced its arrival in the area. It has been rechristened `New Gurgaon` owing to the booming IT/ITES sectors, corporate offices, shopping malls, markets etc in the area. All destinations like airport, railway station, malls, hospitals and schools within reasonable distance and well connected.
Hmmm the price trend of this area is very much affordable than any other areas of Gurgaon. The area started with Rs 4,300 per sq ft in 2010 . But then it got sloshed in 2011 July : Rs 3,500 per sq ft . Since then the price got almost double from Rs 3,250 per sq ft to Rs 6,550 per sq ft. No Q, 30-40 percent cheaper in Golf Course Road and Golf Course Extension Road than that in Dwarka and other prominent locations in Gurgaon.
My Frnd the demand of the place is so much that, that nearly 19,000 units are in various stages of construction, of which nearly 10 percent cater to high income buyers with the remaining targeted at mid-income buyers. By 2015-16, it is expected that most of the projects will be completed.
Few renowned developers such as BPTP, Puri Constructions, Raheja Developers, Mahindra Lifespaces, Sobha, Indiabulls, M3M, Emaar MGF, CHD Developers have already commenced construction in this location. It is expected that Dwarka expressway will witness the same growth prospect as other Gurgaon locations such as Golf Course Road and Golf Course Extension Road.
I have heard a lot about the area and have gone through reports which states that this is the latest destination for real estate investment. What is the USP of the place apart from connectivity.
Due to the increase in the number of companies operating out of Gurgaon and less availability of mid-segment residences in Gurgaon and Delhi, Dwarka expressway is booming as an alternate location for investment and end-use.The excellent connectivity has attracted both end users and investors to the area. Commuters prefer projects located on expressways, as they provide good connectivity to work places which are usually in the nearby areas. The Expressway is termed as the lifeline for people living in Dwarka and working in Gurgaon.
The Northern Peripheral Road or Dwarka Expressway is being developed under the public private partnership model. It will connect Dwarka with National Highway 8 at Kherki Dhaula and will pass Pataudi Road. The expressway is expected to ease the traffic on Delhi-Gurgaon route, providing much respite to commuters travelling from Delhi to Gurgaon and Manesar.
Also it will enhance the connectivity of the surrounding areas to the metro corridor and will touch Delhi near Dwarka Phase II, where a new diplomatic enclave is being developed.
Dwarka expressway has become the latest destination for both middle class and upper middle class buyers. Sectors near the expressway are Sectors 99-113 , 83 and 84 are highly in demand. This is one of the most upcoming area in Gurgaon and investors are fetching good returns from the place.
