Hello Madhu, Better get in touch with the builder directly and inquire why the delay in starting the project since its more than 3 years. Ask him for the refund amount along with the interest. If he does not oblige, then better approach the consumer grievance forum.
Yes the property rates are low in Dahisar when compared to other localities in Mumbai. Since the rates are low today you can go ahead and book a flat at Orchid Ozone which are offering good amenities. There are every possibility the prices will go up in the near future. Since you said you are not very keen to buy property at posh locality, Orchid Ozone will ideally suit your budget and meet your requirements. Anyway you have to make a decision as the ball is in your court.

I am planning to book a property in Orchid Ozone which is located in Dahisar East. Somebody suggested me that property rates are relatively low in Dahisar when compared to other localities. Is it true. Your valuable suggestions will be off great help??.
For your kind information, Dahisar is the last developed suburb within the city limits. The area has also a railway station on the western route. Though public transport systems are good and adequate but takes lot of time to reach the heart of the city. Chattrapati Shivaji international airport is at a distance of approx 21 kms from this place.
I think the price they are quoting is very high for a place like Dahisar which is still a developing locality and lacks basic infrastructure facilities??
Agree with you regarding the price they are quoting. Looks like its bit on a higher side for a locality like Dahisar. But if you are looking from investment point of view, then its ok as rates are still low. Tomorrow the prices are surely going to shoot sharply.
Seeing the current real estate scenario, looks like it is a good idea to book a flat as the prices will soar in future. For your information DB Orchid Ozone is one of the upcoming projects undertaken DB Reality in Dahisar East. The apartment consists of 1 and 2 BHK. The price for 1 BHK costs approx Rs. 47 lakhs and covers an area of 580 sqft. The 2 BHK's costs around Rs. 62 lakhs onwards and goes upto Rs. 72 lakhs.

Hey Guys, Since the locking period is already over ie it has exceeded over 3 year time frame, what I suggest is that approach the builder and ask him when finally he is going to complete the project or else ask him to repay the deposit amount. In case if he still resists, then take up the matter with consumer grievance cell/ court.
