sorry, slightly diverging. i have a flat in phase 1. iam unable to join the commonfloor group as the SMS does not come to my mobile. i live abroad. anyone else has same issue? has someone been able to resolve it?
This is little exaggerated. There are issues and I am not giving a great certificate for IB But there is no water scarcity in the apartment and the issues regarding water scarcity has been resolved. There are six bore wells and one well totally committed to Phase 1 alone This should give water of 1.7 lakh liters a day Out of 24 lifts, atleast 18 are in good condition. Some os these problems keep coming due to EB voltage issues. Now IB has installed voltage stabiliser for all lifts and testing is going on.
There had been issues on maintenance support but for the past two months, IB is giving complete support and consult us on many issues There are issues in Basement and hopefully issues will be resolved. I am writing this as an active member and President of the association
Club House will also be in operation in full swing in a weeks time
Phase 1 is complete and approximate market rate is around Rs 4400/ per sq feet. I am not sure what is the booking rate for Phase 2 IB is committing for completion by 2015 but I am not very sure about this. If they get approval for 19 floors then the same can be delivered only by 2017 if they do the job fast If they decide not to go in for 19 florrrs today and start the recommence the work then they can deliver by 2016 June
Since they are not taking a decision, delivery time commitment is a big question mark. In case if they don't decide for next two years, delivery date will get delayed by another 2 more years than I had indicated
Probably IB is delaying the process for Market rates to cross 6000 mark in this locality as there had been many indicators in the past two years showing this area as the fastest appreciating area. I do not find any other reason other than this as to why IB should delay the process
Please do not buy apartment in India Bulls Green. I stay in this apartment complex and reasons why its not good. 1. Apartment constructions is poor quality. 2. There is no water in the apartment. For the last one month, morning, evenings, night time there is no water. 3. The lift is not functional at most of the time due to electrical issues. Generator not taking the load or other problems. If you are lucky to climb 6 floors then you will be saved. If you happened to be in new block it will be 19 floors. 4. There is no maintenance support from the builder. The so called Maintenance Manager never picks up the phone. 5. The entire basement is full of drainage dripping from toilet drains. According to builder its a common thing. They will show you that the problem is fixed during noon times. when you check the same in morning it will be drainage as people uses bathrooms. 6. There is one sales office, maintenance office.Both handwash customer when they are approached with problem
Medavakkam is very posh area in South Chennai with all modern facilities, well connected by roads. Close to OMR, Velachery, good schools (St John, Bharathi Vidyalaya Sr. Secondary) are nearby, Asan Memorial College, Jesusalem Engineering College, Balaji Dental College are close by. Phoenix Mall is also close.
@Pranab: The project is located in Medavakkam, Chennai. Medavakkam is a very prime location in Chennai. All the facilities like school, mall, market, hospital and ATM are available in this locality. Almost all leading banks have approvals for home loans in this project,
