The area Vartak Nagar is old settlement of MIG & LIG folks for past say 35-40 yrs - the social infra is quite good and location is strategic too. You need to be careful while investing in MHADA re-development properties as it takes anything from 18 months to 36 months for the construction to commence and later if the builder is not financially able then the project gets slowed down.

One more thing about MHADA re-development, there is still no clarity on wheather the develoiper pays govt. premium OR surrenders 20% of apartments to MHADA. This issue has not been cleared yet.
When it comes to MHADA re-development, approvals etc. are delayed plus there is no clarity on rules OR rules change over-night - due to this harassment - several projects are delayed or failed to get started.

Hey Sunil, Since I am living in this locality for quite several years, i have not come across any major power problems except during summer months where there will be power cuts for some time. Apart from this issue we don't face any power or water issues as we get 24 hrs water in Vartak Nagar.
Stray animals activities on road has become a common in any part of India. Yes, TMC has taken action but still few are active.

How are you doing??? There is no doubt that prices are peeking in recent times in Vartak Nagar. The trend has shown an appreciation of 1.14% appreciation in last quarter of year ending 2013. Currently the rate that is prevailing in Vartak Nagar is Rs. 9800 per sqft. Though prices are fluctuating up and down, but the properties are gettting sold like hot cakes in Vartak Nagar.

They are quoting Rs. 87 lakhs onwards for 2 BHK. The rate they are charging is Rs. 8400 per sqft. Yes offcourse the project has got all sanctions and approvals from TMC. The connectivity and infrastructure is good as it can be reached by both rail as well road modes of transport. Eastern Expressway Highway is just 10 minutes and Thane station is about 7 kms from the project. Regular bus services are available run by TMC to Borivali, Airoli, Vashi, Thane station and towards central and south Mumbai. The project is also near to proposed new 6 lane expressway connecting Ghodbunder Road with Borivali. There is also a proposal to connect Thane with a metro rail network.

I too have booked a 2 BHK flat at SD Bhalerao a month back and came to know that work is going to start shortly. Visited one of their sample flats and found reasonably good with all the specifications and amenities.
